Position Overview

We are seeking an experienced Division 8 Project Manager to oversee commercial doors, frames, and hardware projects from turnover through final completion. This individual will coordinate with general contractors, vendors, suppliers, and internal teams to ensure projects are executed accurately, efficiently, and profitably.

The ideal candidate has a strong background in commercial door and hardware projects, understands construction drawings and specifications, and is proficient with Comsense for project management, material coordination, and project documentation.

Key Responsibilities
  • Manage commercial doors, frames, and hardware projects from initial turnover through procurement, delivery, and project closeout.

  • Review architectural drawings, door schedules, hardware sets, specifications, and contract documents to establish project requirements.

  • Use Comsense to manage project information, material requirements, hardware schedules, pricing, and project documentation.

  • Prepare and coordinate submittals, product data, hardware schedules, and other required project deliverables.

  • Coordinate with general contractors, architects, suppliers, manufacturers, and internal teams to keep projects moving forward.

  • Manage material procurement, lead times, releases, deliveries, and inventory coordination to meet project schedules.

  • Identify discrepancies, scope gaps, and specification conflicts and coordinate resolutions before they impact the project.

  • Track project budgets, costs, change orders, and gross margins to maintain profitability.

  • Review and process project changes, ensuring pricing, documentation, and approvals are properly managed.

  • Coordinate with detailing, purchasing, estimating, sales, and field installation teams as applicable.

  • Monitor project schedules, communicate progress, and proactively address delays or other potential issues.

  • Maintain accurate project records and provide consistent updates to customers and internal stakeholders.

  • Manage project closeout, including outstanding material issues, documentation, and final coordination.

Required Qualifications
  • Previous experience managing commercial doors, frames, and hardware projects within Division 8.

  • Proficiency with Comsense software and the ability to use it independently for project management responsibilities.

  • Ability to interpret architectural drawings, door schedules, hardware sets, and construction specifications.

  • Strong understanding of commercial openings, door and frame types, architectural hardware, and associated project requirements.

  • Experience coordinating material procurement, submittals, schedules, and multiple project deadlines.

  • Understanding of project financials, change orders, cost control, and profitability.

  • Strong communication, organizational, problem-solving, and customer service skills.

  • Ability to manage multiple projects simultaneously while maintaining attention to detail.

Preferred Qualifications
  • Experience with electrified hardware, access control coordination, and specialty opening applications.

  • Familiarity with commercial construction contracts, general contractor workflows, and project closeout requirements.

  • Experience coordinating field installation teams and resolving jobsite issues.

  • Familiarity with ERP, purchasing, and accounting systems used in commercial construction.

Ideal Candidate

The ideal candidate is a detail-oriented Division 8 professional who understands the full project lifecycle and takes ownership of results. They can navigate Comsense confidently, anticipate potential problems, communicate effectively with customers and vendors, and balance project schedules, material requirements, and profitability.

We are looking for someone who can step in, manage projects with minimal supervision, and help deliver successful commercial door and hardware installations.
