Position Overview

We are seeking an experienced Division 10 Project Manager to oversee specialty construction projects involving commercial specialties and accessories. This individual will manage projects from turnover through procurement, delivery, installation coordination, and closeout while maintaining schedules, controlling costs, and ensuring customer satisfaction.

The ideal candidate has experience managing Division 10 scopes for a specialty contractor or distributor and understands the coordination required to deliver products on commercial construction projects. Strong organizational skills, attention to detail, and the ability to manage multiple projects simultaneously are essential.

Key Responsibilities
  • Manage Division 10 projects from initial turnover through completion and closeout.

  • Review construction drawings, specifications, schedules, and contract documents to establish project scope and requirements.

  • Coordinate submittals, product data, shop drawings, approvals, and other project documentation.

  • Manage procurement, material lead times, deliveries, and releases to align with construction schedules.

  • Coordinate with general contractors, architects, manufacturers, suppliers, and internal teams throughout the project lifecycle.

  • Track project schedules, budgets, costs, change orders, and profitability.

  • Identify scope gaps, discrepancies, and potential conflicts and coordinate resolutions before they affect project execution.

  • Monitor project progress and proactively address delays, material issues, and other obstacles.

  • Coordinate field measurements, site visits, installation schedules, and field personnel or subcontractors as applicable.

  • Ensure products and installations meet project specifications, applicable codes, and quality requirements.

  • Maintain accurate project documentation and provide timely updates to customers and internal stakeholders.

  • Manage punch lists, outstanding materials, warranty items, and final project closeout requirements.

  • Build and maintain strong working relationships with customers, vendors, and project partners.

Required Qualifications
  • Previous experience managing commercial construction projects involving Division 10 specialties.

  • Ability to read and interpret architectural drawings, construction specifications, and project schedules.

  • Understanding of commercial construction processes, submittals, procurement, and project coordination.

  • Experience managing multiple projects, deadlines, and competing priorities.

  • Strong organizational, communication, problem-solving, and customer service skills.

  • Working knowledge of project budgets, change orders, cost control, and profitability.

  • Proficiency with standard business software and project documentation tools.

Preferred Qualifications
  • Experience with commercial specialties such as toilet partitions, restroom accessories, lockers, visual display boards, wall protection, corner guards, fire extinguishers and cabinets, signage, and other Division 10 products.

  • Experience working for a specialty contractor or distributor serving general contractors and commercial construction projects.

  • Familiarity with construction project management software, ERP systems, and procurement platforms.

  • Experience coordinating installation crews, subcontractors, and field activities.

  • Knowledge of applicable product specifications, accessibility requirements, and installation standards.

Ideal Candidate

The ideal candidate is proactive, detail-oriented, and capable of taking ownership of projects from start to finish. They can anticipate potential issues, keep materials and documentation moving, communicate effectively with customers and vendors, and ensure projects are completed on schedule and within budget.

We are looking for someone who understands the demands of commercial construction and can manage multiple Division 10 projects with minimal supervision while maintaining strong customer relationships and protecting project profitability.
