Project Manager – New Ecology, Inc.

Full‑time, exempt

Location:

Wilmington, DE (Hybrid – three days remote, two days in‑office)

Hiring Rate: $63,000 – $84,000 per year, based on experience and education.

Position Overview

New Ecology, Inc. seeks a Project Manager to join a growing team of professionals and serve the greater Wilmington, DE and Philadelphia, PA area. The Project Manager will work directly with internal program, engineering, project, and field services teams, as well as external partners, property owners, and real‑estate development teams to improve performance, occupant health, and resiliency of existing and new multifamily buildings.

Duties

and Responsibilities
  • Lead design meetings to identify feasible, cost‑effective sustainable design performance strategies.
  • Support partners with applications for Low Income Housing Tax Credits and incentive programs.
  • Review technical documents such as building plans, specifications, and submittals to ensure design intent and certification requirements are incorporated.
  • Educate team members on and facilitate compliance with high‑performance/green building rating systems such as LEED, Passive House, Enterprise Green Communities, and ENERGY STAR.
  • Perform construction inspections to ensure projects are built as designed, meet program requirements, and resolve issues to owners’ satisfaction.
  • Work with engineering team to conduct post‑occupancy evaluations and generate case studies.
  • Foster and nurture client relationships; represent clients before government agencies.
  • Mentor and manage other staff on project work; provide QA/QC oversight.
  • Manage project budgets, milestones, invoicing, and deliverables.
  • Attend project meetings, lead discussions on sustainability issues, and write reports.
  • Represent New Ecology at conferences.
Qualifications

New Ecology seeks multidisciplinary lifelong learners who understand building operations, finance, markets, and regulations, and can convince owners/operators to adopt greener practices.

Project Management Skills
  • Experience with program and/or project management; PMP certification or equivalent a plus.
  • Experience managing multiple projects, including budgets and deliverables.
  • Strong client management and stakeholder engagement skills.
  • Excellent communication skills, both oral and written.
Technical Skills & Knowledge
  • Knowledge of green building and energy efficiency strategies and technologies.
  • Significant experience in building science.
  • Knowledge or accreditation in green building rating systems such as Passive House, ENERGY STAR Multifamily New Construction, LEED, Enterprise Green Communities, Living Building Challenge.
  • Knowledge of multifamily and single‑family building systems; HVAC systems and building codes.
  • Technical competence in reading and interpreting specifications and plans.
  • Experience in construction management and field inspections.
  • Experience interpreting data, financial calculations, and energy models.
  • Understanding of rebates and incentive programs for building owners.
  • LEED AP and/or Phius CPHC certifications are a plus.
Work Location & Travel

Position is based in Wilmington, DE and serves projects from greater Philadelphia through Washington, D.C. Physical presence at the office required two days per week, with additional regular travel to project sites. Some evening meetings may be required.

Candidate should have a valid driver’s license or reliable transportation for routine local and regional travel. Occasional overnight trips to conferences and headquarters in Boston, MA are expected.

Schedule

Full‑time (40 hours per week, M‑F, 9 am‑5 pm).

Compensation

$63,000 – $84,000, based on experience. For the Boston, MA‑based role the full potential range is $63,000 – $105,000, with typical hires within the lower half.
