Overview

. This role is based in Wilmington, NC and oversees the management and operations of a diverse portfolio of properties (180-200 properties). The Property Manager will implement strategic initiatives, optimize property performance, and ensure Owner and tenant satisfaction across the portfolio. The role requires organization, experience, and a proactive attitude in a fast-paced environment.
Salary and benefits:
This role offers a monthly variable compensation package in addition to base salary, with cell phone reimbursement up to $50 per month and mileage reimbursement. We provide a competitive benefits package including medical, dental, and vision insurance, 401k, disability insurance, and wellness and development support. - Oversee daily operations of assigned properties to optimize resident satisfaction.
- Implement effective marketing and leasing strategies for maximum occupancy and rental income.
- Supervise vendors and repair activities to ensure well-maintained properties.
- Conduct regular property inspections to identify and address maintenance needs, including move-in and move-out inspections.
- Collaborate with vendors for quality services and cost-effectiveness.
- Ensure compliance with all local, state, and federal laws and regulations.
- Ensure the Owner’s financial and operational goals are achieved.
- In-depth knowledge of property management principles, practices, and regulations.
- Effective communication and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Strong problem-solving abilities and attention to detail.
- Capable of working independently and collaboratively within a team.
- Exceptional customer service skills.
- Flexibility to work weekends and evenings as needed.
- Minimum 3 years of single-family or multi-family property management experience.
- Must have a North Carolina real estate brokers license.
