Overview

Join to apply for the Property Manager role at Waccamaw Management, LLC
. This role is based in Wilmington, NC and oversees the management and operations of a diverse portfolio of properties (180-200 properties). The Property Manager will implement strategic initiatives, optimize property performance, and ensure Owner and tenant satisfaction across the portfolio. The role requires organization, experience, and a proactive attitude in a fast-paced environment.

Salary and benefits:
This role offers a monthly variable compensation package in addition to base salary, with cell phone reimbursement up to $50 per month and mileage reimbursement. We provide a competitive benefits package including medical, dental, and vision insurance, 401k, disability insurance, and wellness and development support. Responsibilities
  • Oversee daily operations of assigned properties to optimize resident satisfaction.
  • Implement effective marketing and leasing strategies for maximum occupancy and rental income.
  • Supervise vendors and repair activities to ensure well-maintained properties.
  • Conduct regular property inspections to identify and address maintenance needs, including move-in and move-out inspections.
  • Collaborate with vendors for quality services and cost-effectiveness.
  • Ensure compliance with all local, state, and federal laws and regulations.
  • Ensure the Owner’s financial and operational goals are achieved.
Requirements
  • In-depth knowledge of property management principles, practices, and regulations.
  • Effective communication and interpersonal skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Strong problem-solving abilities and attention to detail.
  • Capable of working independently and collaboratively within a team.
  • Exceptional customer service skills.
  • Flexibility to work weekends and evenings as needed.
  • Minimum 3 years of single-family or multi-family property management experience.
  • Must have a North Carolina real estate brokers license.
