Commercial Manager

A reputable, family-run high-end residential contractor is seeking a Commercial Manager to lead the commercial function across a portfolio of premium new build, refurbishment and heritage schemes. This is a pivotal appointment with real influence, combining hands-on project surveying with strategic oversight, and offering the autonomy to shape how the commercial function operates as the business continues to grow.
This role is ideal for an experienced Senior QS ready to step up, or an established Commercial Manager who still enjoys being close to the detail. You will be the commercial lead across multiple live projects, working directly with the leadership team and project delivery teams to protect margin, strengthen reporting, improve processes and support profitable delivery. Commercial Manager Job Overview

Lead the commercial function across multiple projects concurrently
Produce monthly CVRs, forecasting, cost planning and financial reporting
Protect margin through active risk identification and mitigation, driving practical solutions early
Manage procurement, tendering and subcontractor negotiations, ensuring best value and strong package control
Prepare valuations, variations and loss and expense submissions, maintaining clear commercial records
Measure, monitor and report project costs from pre-construction through to completion
Maintain accurate project financial records, ensuring consistency with internal commercial processes
Prepare and support EOT, loss and expense and contractual claims where required
Assist with dispute avoidance and resolution, ensuring contractual, financial and regulatory compliance
Mentor and support commercial colleagues as the team develops
Attend client meetings, progress reviews and commercial negotiations, presenting financial information clearly and confidently
Work collaboratively with Project Managers, Site Managers, Designers and external consultants to support smooth delivery
Commercial Manager Requirements

8+ years Quantity Surveying experience, ideally within high-end residential and/or refurbishment
Experience managing commercial performance across multiple live projects
Confident mentoring or managing others, monitoring output and performance
Strong negotiation, communication and client-facing skills
Advanced understanding of JCT contracts
High level of numeracy, strong IT skills and excellent attention to detail
Able to work independently, manage deadlines and lead meetings with confidence
