Maintenance Technician I & II, Facilities and Campus Services
Job Description Summary
Level I – Working under direct supervision, assist with general and preventive maintenance services as directed to ensure proper operation of campus facilities, operations, and services.
Level II – Working under minimal supervision, with a high degree of accuracy and attention to detail, performs reactive and preventive maintenance services to ensure proper operation of campus facilities. This person is expected to be fully proficient in their respective trade.
This position is not eligible for sponsorship of non‑immigrant or immigrant visa status through Wake Forest University. All eligible applicants are encouraged to apply.
Essential Functions
- Electrical: perform or assist with repairs to electrical systems, outlets, and cords; assist with installation of motors and belts; respond to all electrical work requests; conduct preventive maintenance on electrical equipment as scheduled.
- Plumbing: stop overflowing and clogged toilets; unclog showers and sinks; assist with repairs to valves, gaskets, and lines (water, sewer, steam, condensate); respond to all plumbing service requests; conduct preventive maintenance on plumbing equipment as scheduled.
- HVAC: respond to repairs of industrial HVAC equipment, including fan coil units; change filters and fan belts; open HVAC drains; respond to all HVAC work requests; conduct preventive maintenance on HVAC equipment as scheduled.
- Carpentry: assist with carpentry repairs on doors, hardware, windows, storm windows, walls, shelving, and related items.
- Painting: assist with patching, caulking, priming, staining, and painting ceilings, walls, doors, windows, and related items.
- Perform general maintenance duties and preventive maintenance tasks as assigned in assigned buildings.
- Perform other duties as assigned.
Other Functions
- This position may be designated as essential personnel to support business continuity during campus emergencies, disasters, or other special needs.
- Provide excellent service to internal and external customers.
- Report all safety matters to the appropriate supervisor and the Safety Director if necessary.
- Follow all University and departmental policies and procedures.
Required Education, Knowledge, Skills, and Abilities
Level I- High school diploma with 1–3 years of related experience, or equivalent combination of education and experience.
- Valid driver’s license with a good driving record; must be insurable.
- Effective communication in English with students, faculty, and staff.
- Ability to read, understand, and abide by safety policies and procedures.
- Ability to use computer software and systems to communicate, monitor, interface, and troubleshoot systems as required.
- Ability to use an iPad or similar device to review daily work orders and enter comments.
- Basic knowledge of preventive maintenance, repair, and installation of building systems such as HVAC, plumbing, electrical, carpentry, and building interiors.
- High school diploma plus specialized training with 3–5 years of related experience, or equivalent combination of education and experience.
- Proficient knowledge of preventive maintenance, repair, and installation of building systems; specialization in specific areas may be required.
- Valid driver’s license with good driving record; must meet university automobile insurance requirements.
- Effective communication in English sufficient to perform duties of the position.
- Ability to read, understand, and abide by safety policies and procedures.
- Ability to use computer software and systems to communicate, monitor, interface, and troubleshoot systems as required.
- Ability to use an iPad or similar device to work with the Maintenance Management System.
Preferred Education, Knowledge, Skills, and Abilities
Level I- Specialized training in a skilled trade.
- Familiarity with facilities maintenance.
- Technical license and/or certification preferred.
