Estimator / Precon Manager - Multifamily Construction

Job Overview: Estimator or Preconstruction Manager responsible for conceptual and detailed cost estimations for ground‑up multifamily residential projects ranging from high‑rise, wraps, podiums, and garden style. Works closely with design and construction teams, providing real‑time cost feedback, value engineering, and coordinating bid packages and RFPs.

Responsibilities:

• Communicate with Construction President, Vice President and Project Manager on project design, pricing models, forecasting, trends and issues.
• Develop and update pricing models used in underwriting new projects.
• Coordinate the project cost estimating process with project staff.
• Provide both conceptual estimates of cost and detailed line‑item budgeting for projects at varying stages of design and development.
• Estimate and forecast time periods required for construction of projects.
• Maintain historical cost record of past projects.
• Assist Project Manager by providing data and support in the purchase of materials and contracting of work.
• Prepare and distribute bid packages, review, spread and compare bid proposals, and conduct interviews of potential subcontractors and vendors.
• Collaborate with project team, architects, engineers and other design and third‑party consultants in the preparation and review of contract documents.
• Stay abreast of new construction technologies and products in the industry.
• Participate in constructability reviews and redlines of plans and specifications at designated design milestones.
• Develop RFPs for design‑build subcontractors and lead coordination meetings for these subcontractors during the design process.
• Participate in design and construction document phases to reduce construction costs through design efficiencies and value engineering.
• Maintain pricing data necessary to meet prescribed procedures and practices unique to certain local inspecting authorities.
• Establish relationships with material suppliers, subcontractors and other construction pre‑con managers and estimators in the local market, performing continuous market research on costing and pricing trends.
• Provide periodic updates on local market costs.

Qualifications:

• Bachelor’s degree in construction management, or related design, cost estimating or business study (preferred); two years of experience in estimating high‑density residential and mixed‑use projects preferred.
• Five years’ experience in estimating high‑density residential and mixed‑use projects acceptable in lieu of a Bachelor’s degree.
