Assistant

Community Manager

Under the supervision of the Community Manager, the Assistant Community Manager oversees daily operations and financial functions of a housing community, ensuring compliance with company policies, safety, fair‑housing guidelines, and liability requirements.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income from applicants, residents, and non‑current residents accurately and timely.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions when necessary.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident accounts, including bill‑back of utilities where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate records; audit resident files for accuracy.
  • Walk units, post move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Attend onsite daily.
  • Screen, hire, train, coach, and develop onsite staff following company directives.
  • Provide ongoing training, coaching, and counseling in compliance with training benchmarks.
  • Promote harmony and high performance through support and leadership.
  • Ensure staff compliance with company policies and procedures.
  • Oversee leasing activities: secure closures, document signing, timely reporting.
  • Implement marketing strategies per the annual plan.
  • Address resident complaints and requests to maintain satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease, and move in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor maintenance response times.
  • Maintain property appearance and ensure timely repairs through regular inspections.
  • Assist in supervising all business functions related to operations.
  • Plan and use property resources, equipment, and supplies economically.
Education and Experience
  • High School Diploma or equivalent; bachelor’s degree preferred, or two years experience in housing; or one‑to‑two years of related experience and/or training.
  • Basic understanding and use of onsite software; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Maintain stationary position (standing or sitting) for prolonged periods; perform repetitive wrist, hand, and finger motions.
  • Move between work sites as needed.
  • Occasional ladder, stair, scaffolding, or ramp use; work in tight spaces, overhead positions, and reach for objects up to 25 lb.
  • Operate machinery, power tools, motor vehicles, and golf carts; work overtime, weekends, nights, and in adverse weather.
  • Work in small or enclosed spaces, flat or uneven terrain, and extreme temperatures.
  • Potential exposure to hazardous chemicals.

Full‑time employees receive paid sick days and company holidays.

Salary Range $24 per hour to $25 per hour
