Overview
Maintenance Technician - Seven 41 Winter Park. Join Range Water Real Estate for the Maintenance Technician role at Seven 41 Winter Park.
Responsibilities- Completes assigned work orders generated from resident requests for service within 24 to 48 hours, diagnoses the source or cause of defects, and performs repairs in accordance with policies, safety standards, and code requirements.
- Completes the make-ready process to prepare vacant apartment homes for leasing by conducting pre-move-out inspections, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting work.
- Supports cost-control efforts by repairing rather than replacing parts when possible and using materials and tools efficiently.
- Follows procedures to access materials, tracks inventory, returns items to the proper location, and notifies supervision about re-ordering needs.
- Completes documentation and paperwork to accurately track service requests.
- May periodically inspect work performed by contractors or vendors to verify quality and compliance with specifications.
- Complies with Range Water safety and risk-management policies by attending safety meetings, completing required OSHA training, and reporting accidents promptly.
- Provides customer service to residents by addressing questions and concerns promptly and professionally, even in stressful situations.
- Assists in conducting routine property inspections to identify safety and maintenance needs and communicates concerns to management.
- Other duties as assigned.
Schedule:
40 hours per week. Typical site hours may vary by location:
Monday – Friday 9am–6pm;
Saturday 10am–5pm;
Sunday 1pm–5pm.
- Available to work on weekends when scheduled and able to perform essential functions unaccompanied.
- Work outdoors with exposure to weather, elements, and potentially hazardous conditions.
- Flexible schedule, including evenings, weekends, and holidays as needed.
Education and Experience:
High School Diploma or GED; 1–3 years of apartment maintenance experience or equivalent preferred.
Advanced
Skills:
Strong communication and customer service abilities with the capacity to connect with people at all levels.
Computer
Skills:
Proficiency with internet, word processing, spreadsheets, and databases for reporting; strong proficiency with property management software (preferably Entrata, Yardi, and/or One Site).
- Current valid Driver's License.
- EPA Type I and II or Universal refrigerant recycling certifications; all state and local certifications as required.
- Lifts up to 50 lbs independently; up to 150 lbs with assistance.
- Frequent standing, walking, reaching, climbing, stooping, and squatting; occasional sitting and keyboard work.
- Routine local travel may be required; non-local travel may be required for business-related responsibilities.
- Two+ weeks of PTO; paid holidays.
