We have an exciting opportunity for a Quantity Surveyor to join our team within Vistry North West Midlands in our Divisional Project Team at our Wolverhampton office. This role is ideal for a QS looking for a new challenge, or for an Assistant QS looking to step up. As a Quantity Surveyor you will manage all project costs, minimise spend, enhance margin and value for money, and ensure high standards and quality.

Responsibilities
  • Work closely with other departments (Land, Development, Construction) to advise on cost implications at design meetings.
  • Attend development meetings when appropriate.
  • Check all contract drawings for errors, omissions, anomalies and cost‑reducing opportunities.
  • Assist in preparing tender lists and update procurement programmes.
  • Distribute design information packages, tender drawings, and prepare tender documentation.
  • Prepare construction cost analysis, including quotation analysis, and request additional information as needed.
  • Build programmes with the Construction Director, collate cost information, and prepare the start‑on‑site budget.
  • Arrange and adjudicate budget settlement meetings with the wider Commercial team.
  • Prepare stage payment schedules to finance works.
  • Conduct pre‑order meetings, finalise tender sums, agree on payment schedules, and prepare contract documentation.
  • Place subcontractor orders, conduct interviews, check references, negotiate contract sums, and finalize costs to cover variations.
  • Issue variation orders and development changes while providing cost advice on major variations and liaising between buyers and build managers.
  • Check and reconcile all costs posted to each contract, provide monthly cost analysis, and identify over‑expenditure risks.
  • Arrange subcontractor payments, obtain authorisation, agree final accounts, and analyze costs for future estimates.
  • Prepare documents for external valuation (CSA, stage payment schedule, tick‑offs).
  • Maintain the RAMS schedule and issue it to relevant parties.
  • Liaise with Customer Service on post‑completion defects, providing cost advice.
  • Attend site meetings, project team meetings, subcontractor meetings, and surveying meetings as required.
  • Perform any other reasonable duties directed by your line manager.
Requirements

  • HNC in Surveying, Construction, or equivalent qualification.
  • Experience working in the construction industry for a residential housing developer.
  • Excellent IT, analytical and communication skills.
  • Strong mathematical ability.
  • Ability to assess and analyse information.

  • Good understanding of budget management.
  • Negotiating and networking skills.
  • COINs user experience.
  • Enthusiasm.
  • Flexibility.
  • Ability to work within a busy team and under pressure.

  • Willingness to work extra to meet deadlines as and when the business requires it.
Desirable
  • HND or higher qualification.
  • Professional membership of MCIOB or RICS preferable or working towards such qualification.
  • National house‑builder experience.
  • Experience with different construction methods (e.g., timber frame).
