The Opportunity

Apex Search & Selection is working in partnership with an established specialist principal contractor to recruit an experienced Contracts Manager – Commercial & Industrial Refurbishment.

This is an excellent opportunity to join a growing business delivering high-quality refurbishment and fit-out projects across the commercial and industrial sectors. The company provides a hands-on, end-to-end service, managing projects from initial planning and coordination through to successful completion.

With a varied portfolio of projects and a strong focus on quality, client relationships and programme delivery, this role would suit a commercially aware Contracts Manager who enjoys taking ownership of projects and delivering results.

About the Role

As Contracts Manager, you will oversee multiple commercial and industrial refurbishment projects, ensuring they are delivered safely, on programme, within budget and to the required quality standards.

You will take responsibility for coordinating site teams, subcontractors, suppliers and clients, maintaining strong working relationships while ensuring projects progress efficiently from start to finish.

Key Responsibilities

* Manage multiple commercial and industrial refurbishment projects from pre-construction through to completion.

* Oversee project programmes, budgets, resources and contractual obligations.

* Coordinate Site Managers, subcontractors, suppliers and specialist trades.

* Monitor project progress and proactively address delays, risks and operational challenges.

* Ensure projects comply with health and safety legislation, building regulations and relevant quality standards.

* Manage procurement, subcontractor appointments and supply-chain relationships.

* Monitor costs, variations, valuations and overall commercial performance in conjunction with the commercial team.

* Maintain regular communication with clients, consultants and other project stakeholders.

* Ensure work is delivered to a high standard, meeting client specifications and expectations.

* Identify opportunities to improve project efficiency, profitability and customer satisfaction.

* Drive projects through to practical completion and ensure outstanding works are resolved promptly.

About You

We are looking for an experienced Contracts Manager with a strong background in commercial construction, industrial refurbishment or a closely related sector.

You will be an organised, commercially minded professional who can manage several projects simultaneously, lead teams effectively and maintain excellent relationships with clients and subcontractors.

Essential experience and attributes:

* Proven experience in a Contracts Manager or similar senior project delivery role.

* Background in commercial refurbishment, industrial refurbishment, fit-out or associated construction projects.

* Strong knowledge of construction processes, project programming and subcontractor management.

* Experience managing budgets, costs, resources and project delivery.

* Good understanding of health and safety requirements and quality control.

* Excellent leadership, communication and organisational skills.

* A proactive approach to problem-solving and managing competing priorities.

* A full UK driving licence and willingness to travel to sites across the Midlands, as required.

Experience in areas such as industrial dilapidations, warehouse refurbishment, commercial office fit-outs, industrial roofing or mechanical and electrical installations would be advantageous.
