Position: Assistant Property Manager
Location: Springlake – Woodland, CA
Hours: Full Time
Compensation: $18.59 – $20.59 per hour, depending on experience
Job SummaryThe Assistant Property Manager works side-by-side with the Property Manager in overseeing the day-to-day operation of the property, including resident satisfaction, wait-list management, leasing, overseeing maintenance, and ensuring property compliance with standards and guidelines of Mutual Housing Management and Mutual Housing California, fair housing laws, and regulatory requirements of affordable housing funders. The Assistant Property Manager should be able to assume leadership and initiative in the absence of the Property Manager and ensure the highest quality of customer service.
Responsibilities- Financial: Enforce collection procedures consistent with policy; monitor bad debt write-offs; prepare monthly accounting reports; review operating statements and budgets; implement action plans to optimize site profitability; assist with preparing the annual operating budget and business plan for review with Property Supervisor; collect rents and other receivables in conformance with policy.
- Physical: Coordinate daily activities of Maintenance Department; respond to maintenance requests; prepare market-ready vacancies; perform interior and exterior inspections as required; coordinate preventative maintenance schedules; report deferred maintenance; ensure ADA and FHAA compliance; assist in preparing bid packages; conduct annual or semi-annual unit inspections and address deficiencies with Maintenance staff or residents.
- Administrative: Maintain organized records including resident files, marketing information, maintenance records, purchasing, inspections, and budget logs; maintain safety plan and key control; process required forms and timely reports; communicate with Property Manager regarding resident relations and incident reports; manage Yardi data entry for resident receipts and accounts payable.
- Marketing: Prepare and submit weekly rental reports; prepare market surveys; adhere to resident selection criteria; maintain high occupancy; lease vacancies promptly; develop advertisements for review by Property Supervisor.
Required Qualifications:
- High School Diploma
- Working knowledge of local and federal housing laws, including Fair Housing and Landlord and Tenant laws; experience managing affordable housing developments (HUD, LIHTC, Rural Housing, Tax-Exempt Bond properties)
- Exposure to community organizing, services, and programs; ability to relate to people from diverse backgrounds
