What is an Occupancy Verification?The purpose of the property inspection is:
- To verify property occupancy.
- To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. You would be responsible for completing all inspections in your county, and in some cases may share a county with another inspector if volume warrants it.
Responsibilities- Most inspections take 5–6 minutes.
- Complete the inspection within 4 days after it is assigned.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in an app.
- Be able to spend extended periods driving with numerous stops during the day in the assigned territory.
- Computer with an internet connection.
- Reliable vehicle (good gas mileage is a plus, as you will be paying for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.
Depending on a county’s urban or rural character, you will complete anywhere from 20–500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. Work is consistent month‑to‑month. Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
