Estimator (Quantity Surveying Background) Temp-to-Perm Opportunity | Outside IR35 | ASAP Start
Location: North Wales
Contract: Self-employed, temp-to-perm
Initial Term: 6-month contract with the opportunity to become permanent
Rate: £25–£29 per hour (depending on experience)
Pay: Weekly pay every Friday
IR35 Status: Outside IR35
Working Hours: Monday to Friday, 8:30am – 5:00pm
Start Date: ASAP
We are currently seeking an experienced Estimator with a Quantity Surveying or commercial background for an immediate start. This is a temp-to-perm opportunity, initially offered on a self-employed basis, with the intention of becoming permanent after 6 months, subject to performance and business needs. The role involves producing accurate and competitive cost estimates across a variety of construction projects, including fire remediation, cladding, access works, and general building and maintenance.

- Review and analyse drawings, specifications, and tender documentation to prepare accurate cost estimates
- Carry out detailed measurements and take-offs from design information
- Prepare clear and well-structured tender submissions within required deadlines
- Liaise with internal commercial and delivery teams to ensure tenders are technically compliant and commercially viable
- Engage with subcontractors and suppliers to obtain competitive quotations and pricing
- Assist with tender handovers, clearly communicating pricing assumptions, risks, and opportunities
- Monitor material, labour, and subcontractor pricing trends to ensure estimates remain competitive
- Identify commercial risks and opportunities, contributing to value engineering and cost-saving initiatives
- Support continuous improvement of estimating and commercial processes
- Minimum of 3 years’ experience in construction estimating or a commercial role
- Background in Quantity Surveying or commercial management is desirable
- Experience with in fire remediation, cladding, access, or general building and maintenance projects preferred
- Working knowledge of JCT and/or NEC contracts (desirable)
- Strong ability to interpret technical drawings and specifications
- Excellent numerical, analytical, and organisational skills
- Confident communicator with the ability to manage multiple tenders simultaneously
- Experience using estimating or commercial software (or ability to learn quickly)
- Degree or equivalent qualification in Quantity Surveying, Construction Management, Engineering, or similar (desirable)
- Full clean driving licence
- ASAP start
- £25–£29 per hour, weekly pay every Friday
