Senior Quantity Surveyor

We have an exciting opportunity for a Senior Quantity Surveyor to join our team within Vistry West Yorkshire, at our Wakefield office. As our Senior Quantity Surveyor, you will work within our wider Commercial, Estimating and Buying team, supervising, managing and advising on the financial and contractual aspects of multiple construction projects to maximize quality of service and profitability. You will provide cost control, financial reporting and a range of support across all aspects of construction work undertaken by the company.

• Recruit new starters, conduct development reviews and succession planning
• Attend design meetings to advise on all areas that may have cost implications
• Recognise and advise Site Managers on delays, extensions and loss/expense; ensure relevant notices are issued
• Attend development meetings, contract pre‑start and subcontract package review meetings
• Check contract drawings for errors, omissions and cost inefficiencies
• Prepare proposed tender lists, review tender documentation and conduct preliminary checks on subcontractors
• Analyse quotations, request additional information and prepare construction cost analysis
• Build programmes with Construction Director to ascertain preliminary costs and prepare start‑on‑site budgets
• Arrange and adjudicate budget settlement meetings with the wider Commercial team
• Prepare stage payment schedules to assist financing of the works
• Conduct pre‑order meetings, finalise tender sums and stage payment schedules, and place subcontractor orders
• Issue variation orders, provide cost advice on major variations, and negotiate contract sums within budget
• Reconcile all costs posted to each contract, collate monthly analysis and identify over‑expenditure opportunities
• Check and arrange subcontractor payments, obtain authorisations, and agree final accounts within budget
• Prepare documents for external valuation, including CSA, stage payment schedules and tick‑offs
• Maintain and issue RAMS schedules to all relevant parties
• Prepare financial reports, including:
  • Internal valuations/CVRs and subcontract liability reports
  • Margin analysis reports
  • Commercial analysis (final margin) forecasts and cost‑to‑complete forecasts
  • Cash‑flow forecasts
  • Turnover forecasts
  • Debrief reports
• Compile and present CV2 tender summary sign‑off according to Commercial Best Practice Manual, and coordinate CV1 sign‑off activities
• Obtain authorisation to ‘let’ sub‑contract orders valued over specified thresholds
• Mandate sub‑contract orders in accordance with Group Policy and Commercial Best Practice
• Attend and minute sub‑contract order adjudication meetings
• Compile reports on contractual letting vs. estimate for each site periodically
• Liaise with build department on sub‑contractor performance and compliance with order conditions
• Deal with complex consortium sites and attend relevant meetings
