We are looking for a Principal, Delivery & Preconstruction to join our Zurich leadership team. This senior, hands‑on role will lead our Preconstruction and Delivery functions, ensuring projects are commercially sound and successfully delivered.
The role:You will lead a team across Preconstruction and Delivery, setting standards, driving commercial performance and overseeing projects from initial feasibility and cost planning through to construction and final delivery.
Working closely with the Managing Director and wider studio leadership team, you will have responsibility for estimating, procurement, commercial strategy, contracts, project risk, programme and performance.
Your responsibilities will include:- Leading and developing a team of approximately six people
- Overseeing estimating, feasibility, cost planning and project budgeting
- Reviewing project cost plans, budgets and commercial strategies
- Managing tendering, subcontractor selection and procurement
- Establishing the correct commercial and contractual approach for each project
- Monitoring project risk, margin, programme and forecasting
- Providing senior oversight and support across live projects
- Acting as an escalation point for complex commercial and delivery issues
- Building strong relationships with clients, subcontractors and delivery partners
- Supporting the continued growth of our Zurich studio
You will have significant experience delivering commercial interior fit‑out projects, ideally across workplace, hospitality, retail or similar environments.
Experience with in a Design & Build or commercially focused fit‑out business would be particularly valuable.
You will bring strong experience in:- Commercial interior fit‑out
- Preconstruction and estimating
- Cost planning and budgeting
- Procurement and subcontractor management
- Contract and commercial management
- Project and construction delivery
- Risk management, forecasting and profitability
- Leading and developing project teams
You will be comfortable combining strategic leadership with detailed project involvement. This could include challenging a cost plan, reviewing a tender, assessing a project’s commercial position or stepping into a delivery issue when required.
Your current title could be Project Director, Construction Director, Preconstruction Director, Senior Project Manager or something similar. The experience behind your title is what matters most to us.
