Electrical Technician – Role Purpose

The Electrical Technician supports the Technical Supervisor and/or Area Operations Manager by delivering reactive and planned preventive maintenance on building engineering systems across BT sites, following established procedures and safe working practices.

Key Responsibilities
  • Maintain low voltage electrical distribution, lighting systems and connected power equipment, performing assigned preventive maintenance routines.
  • Maintain equipment, appliances, apparatus and fixtures connected to electrical systems as directed.
  • Deliver small works projects under the direction of the AFM and in collaboration with the Projects and Construction team.
  • Ensure all repairs and installations comply with BS7671 wiring regulations.
  • Assist in project hand‑over and snagging of new installations, confirming they are fit for purpose and easy to maintain.
  • Undertake fault finding and repair on low voltage AC/DC control systems.
  • Maintain and calibrate test equipment to meet current regulations.
  • Complete risk assessments for both reactive and planned maintenance tasks, ensuring safe working conditions.
  • Diagnose faults on equipment and repair using manufacturer manuals and drawings.
  • Coordinate with the Customer Service Centre (CSC) and AFM to respond to planned and reactive tasks.
  • Maintain and update site log books in accordance with procedures.
  • Produce reports for the AFM and manage stock levels of spares.
  • Act as the Control of Works Authorised Person (AP) and assist in identifying other relevant APs and Competent Persons (CPs) within the cluster.
  • Participate in an emergency call‑out service as required by the out‑of‑hours rota.
  • Perform other duties consistent with CBRE service delivery as directed by line management.
  • Support operational objectives by planning and prioritising tasks effectively.
  • Make decisions within parameters set by line management, using job and specialist experience.
  • Escalate issues when required and interact with stakeholders about work deliverables.
  • Support the delivery of Health and Safety policy and standards.
  • Assist in reducing costs and work within budgets where applicable.
  • Organise or oversee small teams of individuals performing similar tasks, addressing performance issues with line management.
Person Specification – Essential Qualifications
  • Completed an apprenticeship or equivalent formal training in electrical installation and maintenance with sufficient practical experience to demonstrate electrical competence.
  • Hold a City & Guilds Level 3 technical certificate (or equivalent) in an electrical discipline.
  • Hold a City & Guilds 2382 Level 3 certificate in BS7671 (18th Edition) or equivalent. (If not held, the qualification must be obtained within 3 months of appointment.)
  • Successful completion of CBRE refresher training in Emergency Circuit Breaker & Fuse Theory;
    Emergency Lighting Testing and Light Fitting Replacement, including Safe Isolation;
    Water Heater Testing, including Safe Isolation; and Fire Alarm Testing.
  • Technical training in electrical installation and maintenance at NVQ3 level or equivalent.
Desirable Additional Qualifications
  • Level 3 NVQ diploma in Electrical Installation or Maintenance (e.g., City & Guilds 2357).
  • Achievement Measurement 2 (AM2).
  • JIB skills card.
  • City & Guilds Level 3 certificates in inspection, testing and certification of electrical installations.
  • Formal training in operation and maintenance of UPS systems and generators.
  • PASMA, IPAF, Manual Handling, Asbestos Awareness, Confined space working, Roof Working qualifications.
  • City & Guilds 2377 or equivalent – Pat testing.
  • HV plant room access training.
