The RoleThe Director of Operationsownsthefulllifecycleofourhousingportfolio ,fromsecuringpropertiesthroughmasterleasestopreparingmove-in-ready homes,placingandtrackingresidents,andcoordinatingwithaccountingtokeepinvoicing,owner payments,andvendorpaymentsaccurateandontime.
Thisisahands-onleadershiproleforsomeonewhocanbuildandrefinethesystemsthatallowagrowingoperationscale.
- Source, negotiate, and execute master leases that grant SJP the right to place occupants as needed
- Grow and maintain the housing portfolio through new lease agreements
- Monitor portfolio operations day to day, resolve issues quickly, and improve processes for efficiency and resident experience
- Maintain organized records of all leases, contracts, and vendor agreements in our existing systems
- Oversee complete property readiness, furnishing and equipping each home to an Airbnb-caliber standard for day-one move-in
- Conduct move-in and move-out inspections for all residences
- Assign residents to properties, maintain accurate real-time occupancy records, and coordinate relocations as needed
- Ensure timely placement, high tenants satisfaction, and alignment with project timelines
- Serve as the primary point of contact for tenant concerns
- Manage relationships with cleaning crews and other service providers
- Coordinate maintenance and emergency repairs with property owners
- Setup and maintain utilities, internet, and recurring services as needed
- Partner with accounting to ensure clients are invoiced correctly and owners and vendors are paid on time
- Oversee monthly invoicing, collections, and owner payments
- Track operating costs per residence and provide monthly reporting
- Conduct cost analysis to guide future lease and investment decisions
- Partner with legal counsel to ensure compliance with housing and rentallaw
- Coordinate insurance and risk-management coverage for occupants
- Respond to housing-related legal issues, claims, or disputes
- Manage SJP's Better Business Bureau accreditation and standing in Abilene
- Maintain strong relationships with construction-company clients
- Deliver regular occupancy and status reports to ownership
- 3–5+yearsinpropertyoperations,housing management,orarelatedfield
- Strong negotiator with a proven record of securing favorable lease agreements
- Exceptional organization and attention to detail across people, properties, and payments
- Clear communicator who collaborates effectively across teams, especially accounting and external vendors
- Comfortable managing multiple properties and competing priorities at once
- Able to travel regularly to Abilene, Lubbock and other Texas markets requiring temporary workforce housing
- Bachelor'sdegreeinbusiness,real estate,hospitality,orarelatedfield
