About the RoleRoyal Holiday Homes is seeking an experienced Revenue Management Specialist to lead revenue optimization across our growing portfolio of holiday homes and serviced apartments in the UAE.
This role is responsible for maximizing occupancy, ADR, RevPAR, profitability, and portfolio performance through data‑driven pricing strategies, market intelligence, demand forecasting, and distribution optimization across multiple online travel channels.
The ideal candidate has hands‑on experience in the Holiday Homes / Short-Term Rental (STR) industry and is passionate about using analytics, technology, and commercial strategy to drive revenue growth.
Key Responsibilities Revenue Management- Develop and implement dynamic pricing strategies across the portfolio.
- Maximize Occupancy, ADR, RevPAR, GOP, and overall profitability.
- Monitor booking pace, demand patterns, competitor pricing, and market trends.
- Execute seasonal, event‑based, and demand‑driven pricing strategies.
- Optimize minimum stay requirements, last‑minute pricing, and length‑of‑stay restrictions.
Manage pricing, inventory, and performance across major distribution channels, including:
- Airbnb
- Expedia
- VRBO
- Google Vacation Rentals
Responsibilities include:
- Maintaining rate parity and inventory accuracy.
- Optimizing listing performance and channel contribution.
- Identifying opportunities to increase direct bookings.
- Monitoring OTA visibility and conversion performance.
- Conduct competitor benchmarking and rate shopping.
- Monitor local demand drivers, including:
- Formula 1 Abu Dhabi Grand Prix
- Concerts
- Conferences
- Exhibitions
- Sporting events
- Public holidays
- School holidays
- Produce demand forecasts and pricing recommendations.
- Utilize market intelligence platforms to support strategic pricing decisions.
Prepare weekly and monthly performance reports covering:
- Occupancy
- ADR
- RevPAR
- Revenue Growth
- Booking Pace
- Lead Time
- Booking Window
- Market Performance
Present actionable insights and recommendations to senior management.
Systems & Revenue TechnologyManage and optimize revenue technology, including:
- Revenue Management Systems (RMS)
- Property Management Systems (PMS)
- Dynamic Pricing Platforms
Identify automation opportunities to improve operational efficiency and pricing accuracy.
Strategic Planning- Support annual budgeting and revenue forecasting.
- Develop pricing strategies for new property launches.
- Recommend initiatives to improve portfolio profitability.
- Support market expansion and revenue growth strategies.
- Collaborate with Operations, Sales, Marketing, and Guest Experience teams.
- Minimum 3 years' experience in Revenue Management.
- Minimum 2 years' experience within the Holiday Homes, Vacation Rental, or Short‑Term Rental industry.
