Job Overview
The Senior Project Manager is responsible for overseeing multiple commercial painting and wallcovering projects simultaneously. This role requires strong leadership, deep knowledge of commercial finishes, and the ability to manage teams, subcontractors, and client relationships while maintaining strict control of budgets, schedules, and quality standards.
Key Responsibilities:- Manage all phases of commercial painting and wallcovering projects from award through final closeout
- Review contracts, drawings, specifications, and scope documents to ensure complete understanding of project requirements
- Develop and manage project schedules, manpower plans, and material procurement
- Oversee field superintendents, foremen, and subcontractors to ensure productivity, safety, and quality
- Monitor job cost reports, labor production, change orders, and profitability
- Prepare and negotiate change orders, RFIs, and scope clarifications
- Coordinate closely with general contractors, architects, inspectors, and internal teams
- Conduct jobsite meetings and progress reviews
- Ensure compliance with safety regulations, company policies, and project-specific requirements
- Support estimating and preconstruction efforts as needed, including value engineering and constructability input
- Maintain accurate project documentation, billing, and closeout packages
- Minimum 7–10 years of project management experience in commercial painting and/or wallcovering
- Strong understanding of commercial construction processes and finishes
- Proven ability to manage multiple projects and teams concurrently
- Experience with job cost controls, budgeting, and financial reporting
- Proficient with project management and scheduling software (Procore, MS Project, Bluebeam, Excel, etc.)
- Excellent communication, negotiation, and leadership skills
- Ability to read and interpret construction drawings and specifications
- OSHA 30 certification preferred
- Healthcare, education, hospitality, or large-scale commercial projects
- Design-build or negotiated work
