We are seeking an experienced Project Manager to lead projects from pre-construction through closeout while maintaining strong client relationships, driving profitability, and ensuring operational excellence.

Position Summary

The Project Manager is responsible for the successful execution of commercial painting and coatings projects. This role oversees planning, budgeting, scheduling, team coordination, client communication, financial performance, subcontractor management, and business development activities. The ideal candidate is a proactive leader who thrives in a fast-paced environment and is committed to delivering projects safely, on time, and within budget.

Key Responsibilities Project Leadership & Execution
  • Manage multiple projects from award through completion.

  • Develop project schedules, resource plans, and execution strategies.

  • Coordinate project handoffs and kickoff meetings with estimating and field teams.

  • Monitor project progress, identify risks, and implement solutions proactively.

  • Ensure projects meet company quality standards and client expectations.

  • Manage scope changes and communicate impacts to stakeholders.

Financial Management
  • Maintain project budgets and profitability targets.

  • Track job costs, labor productivity, and project margins.

  • Manage billing processes, Schedule of Values (SOVs), and cash flow.

  • Collaborate with accounting and finance teams to ensure accurate financial reporting.

  • Review and forecast project financial performance.

Client & Stakeholder Relations
  • Serve as the primary point of contact for customers throughout project execution.

  • Build and maintain strong relationships with clients, subcontractors, vendors, and general contractors.

  • Participate in scope reviews and project planning meetings.

  • Ensure timely communication regarding project status, schedule updates, and change orders.

Team Leadership
  • Lead and support field personnel, foremen, subcontractors, and project teams.

  • Foster a culture of accountability, teamwork, safety, and continuous improvement.

  • Conduct regular project review meetings and field visits.

  • Provide guidance and support to ensure project success.

Safety & Quality
  • Conduct regular site visits to ensure compliance with company safety standards.

  • Promote a culture of safety and accountability on every project.

  • Monitor quality control throughout project execution.

  • Ensure all work meets or exceeds company and customer expectations.

Business Development
  • Identify opportunities to expand relationships with existing customers.

  • Support efforts to secure new projects and grow company revenue.

  • Represent the company at industry events and networking opportunities.

  • Collaborate with leadership to support strategic growth initiatives.

Qualifications
  • 5+ years of Project Management experience in commercial construction, painting, coatings, or related trades.

  • Strong knowledge of budgeting, scheduling, contract administration, and project controls.

  • Experience managing subcontractors, vendors, and client relationships.

  • Proven ability to manage multiple projects simultaneously.

  • Excellent leadership, communication, and negotiation skills.

  • Proficiency in Microsoft Office and construction/project management software.

  • Valid driver's license and ability to travel to project sites as needed.

Preferred Qualifications
  • Commercial painting or coatings industry experience.

  • Experience with financial forecasting and margin management.

  • Existing relationships within the construction industry.

  • OSHA and safety training certifications.
