Summaryof Objectives
The Estimator is responsible for preparing accurate and timely cost estimates for new home construction projects. This role works closely with purchasing, architecture, construction, and sales, to develop budgets, analyze costs, maintain pricing databases, and support profitability goals for the builder.
Primary Responsibilities- Prepare detailed construction cost estimates for new residential homes, model homes, and floor plans following company standards and procedures
- Analyze plans, subdivision specifications, buyer customization, and engineering
- Coordinate with architecture, engineers, sales, and pre-construction team over job discrepancies before releasing jobs to the field
- Work with pre-construction teams to identify value engineering opportunities on new plans
- Compare estimated costs to actual costs and review variances bi-weekly
- Assist in-office team with other various needs of assistance regarding takeoffs and costs
- Master new communities, new plans, and upload into database to provide cost analysis
- Support field personnel by validating material quantities requested
Verify quantities for labor sf’s and materials (lumber, roofings, gutters, etc), in regard to master take-offs - Update estimates based on plan revisions and code changes
- Learn how sales pricing works and work at least 2 weekend days per month providing sales pricing for sales associates
- Create, manage, maintain, and improve estimating tools, procedures, programs, and databases (BRIX, Plan Swift, AutoCAD)
- Audit takeoffs and budgets to ensure compliance with company standards and cost objectives
- Production homebuilding experience
- Knowledge of takeoff software (Plan Swift preferred) and ERP/homebuilding systems (BRIX preferred)
- Basic knowledge of AutoCAD
- Proficiency in Microsoft Suite (Outlook, Excel, Teams, Word)
- Detail oriented and organized
Ability to multi-task and establish priorities - Knowledge of new home construction process
- High School Diploma required
- College degree OR 2-4 years of residential home construction experience preferred
- Complete minimum one job file estimate per day
