What we are looking for

We are currently seeking an experienced Capital Markets Associate to join our Capital Markets team. This role will support the acquisition, disposition, financing, and asset recapitalization of manufactured housing investments. This role works closely with acquisitions, asset management, legal, and finance teams to manage transactions from initial underwriting through closing. The ideal candidate is analytical, detail-oriented, and capable of managing multiple complex transactions in a fast-paced environment.

Responsibilities will include:

  • Perform preliminary transaction underwriting by analyzing cash flows, NOI, DSCR, Debt Yield, ROC, and IRR to determine optimal debt terms and sizing.
  • Prepare transaction materials for lender review including operating statements, rent rolls, budget proformas, and other relevant documentation.
  • Engage with commercial lenders (banks, life companies, debt funds, agencies, brokers, and non-traditional lenders) to source debt terms/quotes.
  • Prepare debt proposals for approval by leadership.
  • Lead the debt transaction process and close transactions successfully while meeting defined timelines by collaborating with acquisitions, asset management, operations, treasury, and legal.
  • Oversee debt analysis models ranging from refinance analysis to amortization tables.
  • Post transaction closing, update internal teams of key terms and covenants.
  • Create covenant trackers post-closing for ongoing management of loans.
  • Manage lender required repair and inspection process.
  • Maintain a deep understanding of debt solutions, terms, and pricing in the market.
  • Continuously evaluate and improve debt sourcing and debt management processes.
  • Create and maintain internal and external facing debt summaries and templates for all currently managed portfolios and debt vehicles.
  • Other tasks as needed or assigned by management.

Position Qualifications / Minimum Requirements:

  • BA/BS degree in Real Estate Finance and/or Business Finance with three to five years of experience in multifamily lending at a bank, non-bank lender, agency, or commercial brokerage.
  • Financial analysis/underwriting experience including advanced modeling skills in Excel; multifamily debt capital markets experience a plus.
  • Ability to multi-task and prioritize between multiple projects with deadlines in the same timeframe with exceptional attention to detail.
  • Ability to work independently and within a team to build relationships and interact effectively while possessing excellent self-motivational and entrepreneurial skills
  • Effective written and oral communication skills
  • Strong working knowledge of Microsoft Office applications with specific high degree of skill in Excel
