Summary

Technician III is responsible for operating the facility including, but not limited to mechanical and other supporting systems; performing structured inspections, preventative and corrective maintenance, and routine and on-demand services on facility mechanical equipment and other systems. The Technician III works in accordance with established processes and practices and complies with internal and external requirements including but not limited to environmental, health and safety, and fire protection.

Key Duties & Responsibilities

• Troubleshooting:
  Provides observations about facility, mechanical and electrical equipment, and system conditions and deficiencies; offers suggestions for enhancement and repair.

• Maintenance:
  Performs work in accordance with established processes and practices; complies with environmental, health and safety, fire protection requirements; conducts regular monitoring inspections, preventative and corrective maintenance to ensure facility uptime and asset integrity; responds to routine and on-demand service requests; conducts facility walkthroughs for mechanical, electrical, and other systems; operates facility systems; manages work order lifecycle from dispatch to completion;
  
  ensures quality and contract compliance; assists in implementing the preventative maintenance program and escalates deficiencies as needed.

• Client Relations:
  Assists in enhancing tenant and customer satisfaction and maintains positive relations through quality service delivery.

• Administration:
  Participates in facility-related projects; ensures compliance with policies and guidelines related to environmental, health and safety, and fire protection; maintains tools and arranges for repairs; submits expenditures timely; performs other duties as assigned.

Education, Experience & Qualifications

• High school diploma plus trades training and/or certification or licensing.
• Minimum 3 years of experience in preventive and corrective maintenance on heating, ventilation, and air conditioning (HVAC) systems, or pneumatic or hydraulic systems.
• Knowledge of facility operations and maintenance processes and practices.
• Ability to troubleshoot and repair mechanical and other building systems and equipment.
• Strong environmental, health, and safety mindset.
• Strong client-service orientation with a sense of urgency.
• Knowledge of Building Automation Systems (BAS) and HVAC systems.
• Effective communication and data relaying skills; mentoring abilities to support junior technicians.
• Willingness to work shifts, be on-call/standby, and respond to emergency calls; adherence to Health and Safety policies including PPE;
• Ability to obtain appropriate security clearance; valid driver’s license.

Licenses and/or Professional Accreditation

• Building Operator Certification or equivalent; or provincial HVAC/apprentice license (e.g., Gasfitter I & II, refrigeration license, etc.).
