POSITION SUMMARY:

The Maintenance Supervisor is responsible for planning, and directing the overall operations of the mechanical, HVAC, plumbing, fire protection, infrastructure, and life safety of the facilities. These include day-to-day operations as well as long-range planning and implementation of plans for achievement of strategic goals.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
  • Responsible for planning and managing maintenance projects, capitol improvements, and construction projects for Pathway, Inc.
  • Plan, implement, and evaluate effectiveness.
  • Monitor organization-wide efforts to maintain compliance with the current Life Safety Code.
  • Attend scheduled Integrity Review Committee meetings, providing data and information relevant to successful implementation of Pathway’s Safety/Environment of Care Plans.
  • Prioritize & supervise scheduled organization-wide routine maintenance & manage unforeseen maintenance tasks.
  • Order materials required for construction, maintenance, and safety related plans; maintains inventories.
  • Supervise the maintenance of Material Safety Data Sheet manuals and ensures availability to all staff.
    * Maintain emergency generators and conduct tests as required by standards.
  • Supervise maintenance of Pathway, Inc. vehicles.
  • Confer with architects and members of the construction trades in the planning and building of new buildings; supervise new construction.
  • Supervise maintenance services staff and determine work procedures, establish work schedules, expedite work flow; evaluate, counsel, and discipline as appropriate.
  • Provide staff training and education per Pathway’s Staff Training and Development Plan; participate in mandatory staff education; maintain certification.
  • Available on-call for emergency management support.
  • Other duties as may be assigned by the CEO and executive staff.
  • May have to travel to other facilities due to support and special projects.
QUALIFICATIONS:

Education, Experience, and Competencies

Education:

Graduation from high school or GED. 3-5 years experience in management of a facility or overseeing of operations in special projects. Experience and

Competencies:

5 years related knowledge, experience, and skills in building operations. Which includes maintenance, project management, and building construction with at least two years of supervisory experience in building operations and maintenance is preferred;
Experience on a multi- building campus is strongly preferred;
Knowledge of established safety practices and applicable fire codes pertaining to residential facilities;
Strong leadership and management skills required with the ability to plan and direct the work of several employees in building operations and maintenance;
Ability to coordinate, analyze, work independently, observe, make decisions, and meet deadlines in a detail-oriented manner;
Ability to demonstrate critical thinking, time management, and deductive reasoning skills;
Ability to plan, execute, and manage preventive maintenance programs of facilities; this individual must be extremely flexible to adapt to unforeseen events which naturally occur in the operation and maintenance of equipment, machinery, business and living areas of multiple campus locations; expertise in plumbing and electrical systems, small engine repair, as well as heating, ventilation and air conditioning systems is essential;

the individual is trustworthy and able to maintain strict levels of confidentiality when dealing with clients, proprietary information, and sensitive situations; this individual must possess the ability to make independent decisions when circumstances warrant; has basic knowledge of the laws, regulations, and standards related to the provision of behavioral health care; must have the ability to relate to people at all levels of an organization and possesses excellent interpersonal, written, and oral communication skills.

The Project Director must maintain a a valid Alabama Driver License, submit to a background investigation, and complete an annual tuberculosis screening, as well as a physical health examination every three (3) years. Director of Maintenance & Special Projects (con’t) Language

Skills:
