Location and Role
The Financial Analyst position supports Discovery Land Company's Hawaii projects and will be based in Scottsdale, AZ or Maui, HI. The role is part of the FP&A team and covers the financial affairs for project sales, development, and operations.
Key Responsibilities- Maintain the working version of project business plans, ensuring actuals are tied to accounting systems and that forecast data—including sales and development costs—reflect current contracts and align with business goals.
- Prepare the monthly investor report, aggregating financial information, providing analytical commentary, gathering review comments from project leaders, and assisting with distribution and monthly investor presentations.
- Develop relationships with project stakeholders, including investors and lenders, to provide timely information and insights, and to inform leadership of any changes or concerns.
- Support the accounting close process with the accounting and finance team, ensuring timely, accurate completion of monthly, quarterly, and annual reporting; oversee project accounting tasks such as cash management, general ledger, job cost, budget accounting, contract management, A/P, and fiscal record maintenance.
- Assist in the annual business plan process, including club and development components.
- Support the financial comparison and approval process for each project budget, collaborating with the project PM, VP of Development, and owner representative.
- Provide assistance to the accounting team with accurate coding of invoices and maintenance of up‑to‑date budgets/commitments.
- Participate in regular development, sales, and club operations calls, maintaining a general knowledge of ongoing project activity.
- Draft memos and provide ad‑hoc analysis—particularly financial analysis—for equity partner requests, financing needs, appraisals, or other external and internal requests.
- Demonstrates respect for and appreciation of Hawaiian values, history, and culture, and understands its implications in work and stakeholder relationships.
- Bachelor’s degree from an accredited institution, preferably in Finance, Accounting, Real Estate, or a related field.
- 2–5+ years of job‑related experience, skills, and knowledge.
- Familiarity with US GAAP.
- Real Estate experience preferred.
- Prior working knowledge of accounting applications including Timberline, Sage Intacct, and TEI highly preferred.
- Proficiency in Microsoft Office, particularly advanced Excel modeling and functions.
- Positive attitude, professional demeanor, and exceptional written and verbal communication and interpersonal skills for service to members, guests, and team members.
- Ability to work in a team environment.
- Ability to work a flexible schedule, including evenings, weekends, holidays, and shifts greater than eight (8) hours when necessary due to business demands.
- English fluency; additional languages preferred.
- Ability to meet the physical demands of the position, including working indoors and outdoors, standing, walking, and sitting for periods greater than four (4) hours.
