Position Overview
The Project Manager is responsible for leading commercial construction projects from preconstruction through closeout while ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards. This role oversees project planning, estimating, budgeting, scheduling, subcontractor coordination, and client communication throughout every phase of construction.
Projects may include commercial renovations, tenant improvements, facility upgrades, occupied renovations, maintenance projects, and capital improvement projects. The ideal candidate is a relationship-driven construction professional with strong leadership skills and the ability to successfully manage multiple projects simultaneously.
Key Responsibilities- Manage commercial construction projects from preconstruction through project closeout.
- Develop project scopes of work through site walks and project evaluations.
- Prepare conceptual estimates, budgets, schedules, and project forecasts.
- Coordinate subcontractors, vendors, field personnel, and Superintendents throughout project execution.
- Monitor project budgets, job costs, schedules, and overall financial performance.
- Ensure projects are completed safely, on time, within budget, and in accordance with contract documents.
- Manage RFIs, submittals, change orders, purchase orders, and project documentation.
- Lead owner, architect, consultant, and subcontractor meetings throughout the project lifecycle.
- Identify project risks and implement solutions to maintain schedule and budget objectives.
- Build and maintain strong client relationships while identifying opportunities for future projects.
- Collaborate with estimating, operations, and field teams to ensure seamless project delivery.
- Oversee project turnover, punch list completion, warranty documentation, and final closeout.
- Bachelor's degree in Construction Management, Engineering, or a related field preferred. Equivalent construction industry experience will also be considered.
- 5+ years of experience managing commercial construction projects as a Project Manager.
- Proven ability to successfully manage multiple projects from preconstruction through completion.
- Strong experience with estimating, budgeting, scheduling, procurement, and contract administration.
- Experience coordinating subcontractors, vendors, consultants, and field personnel.
- Strong understanding of commercial construction methods, sequencing, and project delivery.
- Excellent leadership, communication, negotiation, and problem-solving skills.
- Ability to thrive in a fast-paced environment while managing multiple priorities.
- Proficiency with Microsoft Office and construction management software.
- Experience with commercial renovations, tenant improvements, facility services, occupied renovations, or small works projects.
- Experience preparing scopes of work, conceptual budgets, and project estimates.
- Knowledge of Critical Path Method (CPM) scheduling.
- Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, or similar project management software.
- Experience working directly with clients in a service-oriented construction environment.
