Project Manager

LiRo-Hill is seeking an experienced Project Manager to monitor Preconstruction Design Processes for our client Office of General Services for NYS (OGS).

Core Responsibilities
· In conjunction with Client and Design Team, develop project scopes, schedules, and budgets; and continually monitor and manage changes to each throughout the project.
· Guiding the Design Teams through schematic design, design development, 100% Documents and Final Documents phases to ensure the project meets all Clients' goals and needs.
· Coordinating with Design Team, OGS Technical Reviewers and OGS Permit Group to ensure compliance with codes and regulations.
· Coordinate with Division of Construction and Design Teams for conducting regular site visits, managing requests for information (RFIs), reviewing contractor submittals, ensuring the construction aligns with the design documents, and providing design changes as necessary to address field conditions, documents errors / omissions and Client requested changes.
· Facilitating communication among Design Team, Client, OGS D&C Team and all other stakeholders to progress project design and resolve design related issue during construction.

Essential Functions:

· Obtain and evaluate consultant proposals and write necessary work order assignments to engage design consultants to advance work on the project. Review and process design consultant invoices and provide evaluations of their performance.
· Review project documents (e.g., reports, specifications, drawings, etc.) to ensure the project meets the client's goals and needs. Recommend approaches to resolving issues.
· Conduct and/or attend project meetings, progress meetings and coordination meetings.
· Perform project site visits during design and construction.
· Develop / maintain necessary project documentation including meeting agendas, meeting minutes, and open/action items logs.
· Maintain relevant project data in OGS D&C database and when necessary, prepare status reports and other specialized reports.
· Maintain project schedule and ensure timely project delivery.
· Coordinate and participate in construction contract duration meetings to develop appropriate construction duration for incorporation into bid documents.
· Review and process design documents, forms, etc. for Client submissions and to prepare for bid in accordance with OGS D&C standards
· Monitoring the status of projects and issues during construction to assure appropriate and timely design support is provided, including submittal reviews, RFI responses, informational bulletins (IBs) and site visit.

Essential

Skills:

Ability to read and comprehend plans, specifications, addenda, bid materials, contracts and related construction documents. Excellent oral and written communications skills. Ability to work independently and exercise sound judgment. Demonstrated record of taking initiative. Ability to lead and/or participate in team endeavors. Bachelor's or Master's degree in Architecture, Civil Engineering, Construction Management, or a related field and 5 years of experience in multi-disciplinary project team leadership, OR Associates Degree and 5 to 10 years of experience in the Design and Construction field with multi-disciplinary project team leadership.

Or, OR High School Diploma and 10+ years of experience in the Design and Construction field with multi-disciplinary project team leadership. Ability to travel to projects sites within New York State, including active construction sites. Approx 5 to 15% travel. Proficient with PC applications such as Outlook, Excel and Word. Experienced with project management programs like Bluebeam, P6 Schedule, and Submittal Exchange.

Familiar with design software like AutoCAD, Revit, Building Information Modeling (BIM) programs. Design and Construction related certifications from PMI, CMAA, CSI and similar organizations are a plus

Compensation range Min: $110,000 to $150,000. The range provided is the salary that the Firm in good faith believes at the time of this posting is willing to pay for the advertised position. Exact compensation will be determined on the individual candidate's qualifications and location. The selected candidate must be authorized to work in the United States;
