Wingate Companies is hiring a TCS-Certified Property Manager to take ownership of a brand-new, ground-up lease-up community in Albany, NY. This 166-unit LIHTC development is new construction — and you will be the leader guiding it from first move-ins through full stabilization.

Full-Time | 166-Unit LIHTC Community | Ground-Up Development in Watervliet, NY

As the Property Manager in Watervliet, NY, you will oversee the successful launch and operational performance of this newly constructed LIHTC community. You’ll partner closely with Wingate’s corporate compliance, marketing, and operations teams while leading on-site execution.

• Drive the full ground-up lease-up strategy from pre-leasing through stabilization
• Ensure strict LIHTC compliance, certifications, recertifications, and audit readiness
• Oversee new move-ins, rent collections, financial reporting, and budgeting
• Implement targeted marketing and outreach to achieve occupancy goals
• Build and lead an on-site team while fostering a strong resident experience

This Property Manager role requires someone who can balance compliance precision with the energy and urgency of a start-up lease-up environment.

To be successful as the Property Manager, you must have:

• TCS Certification (required)
• Proven LIHTC Property Management experience (required)
• Prior new construction and/or lease-up experience strongly preferred
• Deep understanding of compliance documentation, income certifications, and reporting timelines
• Strong leadership, organization, and communication skills
