Purchasing Manager
Location: Albuquerque, NM
Position OverviewA growing residential construction company is seeking a skilled Purchasing Manager to oversee procurement operations, vendor partnerships, cost management, and purchasing staff. This leadership role is responsible for driving purchasing efficiency, maintaining quality standards, improving profitability, and supporting construction operations through strategic planning and process management.
The ideal candidate is highly organized, analytical, and experienced in residential construction purchasing, estimating, and vendor negotiations.
Primary Responsibilities Procurement & Purchasing Operations- Direct day-to-day purchasing activities for residential construction projects and communities.
- Supervise purchasing staff to ensure accurate material takeoffs, budgeting, and contract pricing.
- Establish and improve purchasing procedures, workflows, and operational systems.
- Review and approve purchase orders, work orders, and budget documentation.
- Maintain accuracy of pricing information, selections, upgrades, and sales option data.
- Build and maintain strong relationships with subcontractors, suppliers, and trade partners.
- Negotiate pricing, contracts, and service agreements to maximize value and control costs.
- Partner with construction, sales, and estimating teams to identify cost‑saving opportunities.
- Implement purchasing strategies that improve efficiency without sacrificing quality.
- Monitor market pricing and recommend adjustments when needed.
- Prepare and review construction cost estimates and material pricing.
- Analyze monthly cost variances and identify areas for improvement.
- Track purchasing performance metrics and prepare reports for leadership.
- Assist with budgeting for new communities, floor plans, and custom home options.
- Support value engineering initiatives and construction cost analysis.
- Hire, train, mentor, and support purchasing personnel.
- Conduct performance reviews and provide ongoing coaching and development.
- Delegate tasks effectively while ensuring accountability and accuracy.
- Foster a collaborative and professional work environment focused on continuous improvement.
- Oversee vendor agreements, scopes of work, and purchasing documentation.
- Ensure purchasing records and community documentation remain accurate and up to date.
- Coordinate timely processing of internal reports and approvals.
- Manage department scheduling and ensure appropriate staff coverage.
- High school diploma or equivalent required
- Experience in purchasing, estimating, procurement, or residential construction
- Previous leadership or supervisory experience is a plus
- Strong negotiation and vendor management abilities
- Excellent organizational and multitasking skills
- Effective communication and leadership capabilities
- Ability to analyze data, budgets, and cost reports
- Proficiency with Microsoft Excel, Google Sheets, and related software
- Detail‑oriented with strong problem‑solving skills
