As we grow throughout New Mexico, we're looking for a driven Business Development Manager to be the face of our brand and the engine behind our growth.

The Role

The Business Development Manager (BDM) is responsible for growing our portfolio of managed properties by generating leads, building referral relationships, and guiding prospective clients through our consultative sales process. This is a relationship-driven, goal-oriented role for someone who loves being out in the community, building trust, and closing business. You'll own the top of our growth funnel — from first contact to signed management agreement.

What You'll Do

  • Generate and qualify new property management leads through networking, referrals, outbound outreach, and inbound inquiries.
  • Build and nurture referral relationships with real estate agents, brokers, investors, lenders, and other local professionals.
  • Conduct discovery calls and on-site consultations with prospective clients, diagnosing their needs before prescribing the right solution.
  • Guide owners through our structured sales process from first inquiry to signed Property Management Agreement (PMA).
  • Maintain a consistent weekly outreach discipline — new connections, follow-ups, and dedicated networking time.
  • Represent Keyrenter at community events, real estate associations, investor meetups, and networking groups across New Mexico.
  • Pursue and evaluate portfolio acquisition and "tuck-in" opportunities from independent operators and retiring managers.
  • Track all leads, activity, and conversions in our CRM, and hit defined monthly door-growth and conversion targets.
  • Partner with the operations team to ensure a smooth handoff and onboarding for every new client.

What You Bring

Required:

  • An active New Mexico real estate license (Associate Broker). This is required by state law for the duties of this role and is a non-negotiable requirement for the position.
  • Proven sales, business development, or relationship-building experience (real estate, property management, or related B2B/B2C sales preferred).
  • Excellent communication, presentation, and interpersonal skills.
  • Self-motivated, disciplined, and comfortable working toward measurable goals.
  • Strong organizational skills and comfort using CRM and digital tools.
  • A reliable vehicle, valid NM driver's license, and willingness to travel within your market.

Preferred (but not required):

  • A New Mexico Qualifying Broker (QB) license is strongly preferred but not required — we will consider qualified candidates who hold an active Associate Broker license.
  • Existing network of real estate professionals and investors in New Mexico.
  • Prior experience in property management or with property management software (e.g., App Folio, Lead Simple).

Don't have your real estate license yet? An active NM real estate license is required to be considered. If you have a strong sales background and are in the process of obtaining your license, we encourage you to reach out — but the license must be active to start.

Compensation & Benefits

  • Base salary: $50,000–$65,000 per year, depending on experience.
  • Commission: Uncapped commission on signed management agreements — on-target earnings of $85,000–$115,000+ with strong upside for top performers.
