The Senior Mechanical Superintendent serves as the owner's on-site mechanical construction expert for hyperscale and mission-critical data center projects. Reporting to the Campus Project Director, this individual provides technical oversight, quality assurance, schedule monitoring, and coordination of all mechanical scopes from procurement through commissioning and turnover.

The successful candidate will work closely with owners, general contractors, subcontractors, design teams, commissioning agents, utilities, and regulatory authorities to ensure mechanical systems are installed safely, according to design intent, and in alignment with project milestones.

Projects may include:

  • Campus expansions and infrastructure upgrades.
  • Large tenant improvements and retrofit projects.
  • Central utility plants and mission-critical infrastructure.
Key Responsibilities

Mechanical Construction Management

  • Provide daily oversight of all mechanical construction activities
  • Monitor contractor performance, manpower, sequencing, and productivity
  • Review installation progress against project schedules and milestones
  • Coordinate mechanical activities with electrical, structural, civil, and architectural scopes
  • Identify schedule impacts and develop mitigation strategies
  • Participate in OAC, pull planning, BIM/VDC, subcontractor coordination, and design meetings
Mechanical Systems Oversight

Provide technical oversight of:

  • Chilled water plants
  • Air‑cooled and water‑cooled chillers
  • Cooling towers
  • Pumps and heat exchangers
  • CRAH and CRAC units
  • HVAC systems
  • Air handling units
  • Hydronic piping systems
  • Fuel oil systems
  • Plumbing systems
  • Condensate and drainage systems
  • Mechanical equipment supports
  • Building automation interfaces
  • Mechanical commissioning systems
  • Review installation methods and verify compliance with project specifications and manufacturer requirements
OFCI Procurement & Equipment Management
  • Understand the complete Owner Furnished Contractor Installed (OFCI) process.
  • Coordinate delivery and installation of owner‑furnished mechanical equipment.
  • Inspect mechanical equipment deliveries for quality and completeness.
  • Verify receipt of required documentation and warranties.
  • Coordinate logistics and storage requirements.
Quality Assurance & Quality Control
  • Support implementation of project QA/QC programs.
  • Monitor mechanical installations for workmanship and specification compliance.
  • Track inspections, testing, and punch‑list completion.
  • Review specialty testing and inspection reports.
  • Ensure contractors maintain clean work areas and contamination control procedures.
  • Support development and tracking of project quality metrics.
Safety Leadership
  • Promote and enforce site safety standards.
  • Collaborate with project EH&S personnel.
  • Monitor contractor compliance with safety requirements.
  • Participate in incident investigations and corrective actions.
  • Foster a culture of safety accountability across all mechanical trades.
Schedule & Project Controls
  • Maintain awareness of key project milestones.
  • Monitor contractor progress and identify delays.
  • Prepare concise progress reports including:
    • Planned vs. actual progress
    • Risks and constraints
    • Recovery plans
Commissioning & Startup
  • Support startup and commissioning of mechanical systems.
  • Coordinate with engineering teams and Commissioning Authorities (CxA).
  • Verify equipment readiness for functional testing.
  • Support integrated systems testing activities.
  • Assist with operator training and turnover preparation.
Closeout & Turnover
  • Coordinate collection and review of turnover documentation.
  • Verify completion of punch‑list items.
  • Ensure mechanical O&M manuals, as‑builts, warranties, and training documentation are complete.
  • Support successful transition to operations teams.
Client & Stakeholder Management
  • Serve as the owner's on-site mechanical representative.
  • Coordinate with contractors, utilities, inspectors, and neighboring properties.
  • Resolve field conflicts and elevate issues as necessary.
  • Manage site logistics related to mechanical activities.
  • Support project tours and client visits.
Qualifications
  • 10+ years of commercial, industrial, or mission‑critical mechanical construction experience.
  • Extensive experience with large mechanical systems and HVAC infrastructure.
  • Experience with hyperscale or mission‑critical data center projects preferred.
  • Strong understanding of chilled water systems and mechanical plant operations.
  • Experience managing OFCI equipment and complex procurement processes.
  • Working knowledge of construction scheduling and CPM logic.
  • Ability to read and interpret mechanical drawings and specifications.
  • Experience with QA/QC and commissioning processes.
  • OSHA 30 certification or ability to obtain.
  • Proficiency with Microsoft Office and construction management software.
  • Strong communication, leadership, and conflict resolution skills.
  • Demonstrated ability to work independently and lead field teams.
