SUMMARY:
Thispositionisresponsiblefortheoperations,maintenanceandbuildingrepairofboilerandauxiliaryboilerroomequipment,heating,lighting,ventilating,air conditioning,power refrigeration,buildingelectricalandpneumaticcontrols,water treatment,andothermechanicalandelectricalequipment.
CLASSIFICATION:

- Controlsthedailyoperationofallmechanicalequipmentinthephysicalplantandbuildings
- Performsmaintenanceandrepairstothe Mechanical,Plumbing,Electrical,Structural,Furniture,Fire,Life Safety,and Controlsystemsforthefacilitytokeepthesesystemsuptoapplicablestandards
- Monitorsoperationsandmaintainsrefrigeration,watercoolingandairconditioningequipment,boilers,heating,ventilatingandhotwaterequipment,pumps,valves,pipingandfilters,othermechanicalandelectricalequipment,changinglightbulbsandballasts
- Performsadvancedtroubleshootingof Building Mechanical ,Electrical,and Plumbing(MEP) systemswithlittleornosupervision.
- Performs and/orcompletesalltenantservicerequestsaccuratelyandwithminimaldisruptions.
- Maintainsmaintenancelogsandrecords.
- Performspreventativemaintenancetasksinatimelymanner.
- Complieswithallpoliciesandproceduresestablishedforthebuilding.
- Abilitytoworklonghoursoccasionallyandsomeweekends
- Activelyparticipatesinemergencyresponseprocedures,technicalandsafetytrainingprograms.
- Performsallworkusingthepropersafetyequipmentandinasafemanner
- Otherdutiesasassigned
- Followsallsafetyprocedures
- Nounscheduleddowntimeoccursthatcouldhavebeendetectedduringroutinemaintenance
- Followsmaintenanceandtestingschedules
- Majorityoftheuserssaythetemperatureiscomfortable
- Takestheextratimeandcaretomakesurethejoblooksgood,iseasytomaintainlaterandisn’tlikelytohaveproblems.
- 5+yearsofexperiencemaintainingequipmentandsystemsincommercialorgovernmentbuildings
- Highschooldiplomaor
GED.Formal vocational/technicaltraininginmaintenance/mechanical/electricalrelatedworkpreferred. - Demonstratedworkingknowledgeofengineeringandbuildingsystems

- Mustbelicensedandbeabletoconformtoallcity,state,andfederallicensingandcertificationrequirements.
- UniversalCFCcertification
- Familiaritywithcomputersandofficeautomationapplications
