Multifamily Maintenance Supervisor

A maintenance supervisor is responsible for conducting general maintenance and repairs on facility equipment and property structures, ensuring that heating, electrical, and plumbing systems function at optimum performance. The role involves overseeing a team and working closely with the Property Manager and vendors across seven scattered sites to maintain facilities and common areas in the best possible condition.

• Manages scattered sites, must have reliable transportation.
• Complete service requests in a timely manner.
• Full unit turns to include but not limited to paint, sheetrock repair, screen repair, minor plumbing/electrical work.
• Daily unit maintenance – satisfies service requests per work order following company procedures.
• Make‑ready procedures: paint, appliance repair, plumbing, electrical fixtures, repair or replace old faulty parts; checks locks, replaces burned‑out light bulbs.
• Preventative maintenance – regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment for appearance, cleanliness, structural cracks, excessive wear, and faulty parts.
• Respond quickly to emergencies, notify appropriate personnel, and follow safety protocol.
• Survey buildings and repair mechanical systems to ensure compliance with health and safety regulations.
• Support installation of ventilation, refrigeration, and other systems and conduct repairs when necessary.
• Maintain heating and plumbing systems to ensure functionality.
• Inspect alarm systems such as carbon monoxide and fire protection and schedule repairs when needed.
• Undertake pest control activities, such as spraying insecticide.
• Obtain quotes and coordinate projects with vendors.
• On‑call schedule.

• HVAC certification preferred.
• Basic understanding of electrical, hydraulic, and other systems.
• Working knowledge and experience in general apartment maintenance and repair.
• Strong understanding of electrical, plumbing, and mechanical malfunctions to recognize equipment failure.
• Experience operating a variety of equipment, including snow blowers, lawn mowers, and small hand tools.
• Working knowledge of repairs to common appliances and devices.
• Outstanding written and verbal communication skills.
• Excellent manual dexterity and problem‑solving skills.

High school diploma, GED, or equivalent. This position requires the ability to read and write English fluently, accurately perform intermediate mathematical functions, and understand and perform all on‑site resident management software functions.

A minimum of three years’ experience as a residential property management maintenance supervisor. Ability to apply common‑sense understanding to carry out instructions in written, oral, or diagram form. Must be able to speak to tenants and maintain good working relations with other staff members, tenants, and supervisors as well as any contract laborers working on the property.

The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is critical that individuals work their scheduled hours consistently and, if necessary, overtime hours when requested. The role requires ability to serve on‑call, as scheduled or as necessary, and to attend certain resident events held after hours.

Basic computer/internet knowledge.

Must be capable of physically accessing all exterior and interior parts of the property and amenities, push, pull, lift, carry, or maneuver weights of up to 50 lbs independently and 100 lbs with assistance.
