HVAC Technician III
The HVAC Technician III is a senior-level commercial HVAC technician responsible for performing advanced preventive maintenance, troubleshooting, repair, and replacement support on commercial and mission-critical HVAC systems. This role requires strong independent diagnostic ability, sound judgment in the field, and the ability to support complex commercial environments with minimal supervision.
This position supports commercial facilities across the DC / Northern Virginia market, including office buildings, institutional facilities, data centers, mission-critical environments, and hyperscale facilities where applicable.
Pay: 45.00 - 60.00/hr the pay listed is the hourly range for this position. A specific offer will vary based on applicant's experience, skills, abilities, geographic location, and alignment with market data.
Work Environment:
- Field-based commercial service role.
- Dispatch from home with company vehicle.
- Service area includes Washington, DC, Alexandria, Northern Virginia, and surrounding DMV locations.
- Work may include rooftops, mechanical rooms, commercial buildings, institutional facilities, data centers, server rooms, and mission-critical environments.
- Overtime, on-call rotation, and emergency response may be required based on business needs.
- Perform advanced troubleshooting, diagnostics, repair, and preventive maintenance on commercial HVAC systems.
- Service and support equipment including: RTUs / rooftop units, AHUs / air handling units, VAV systems, boilers and hydronic systems, pumps and motors, chilled water systems, cooling towers, VRF / VRV systems, BAS / controls-supported systems, CRAC units / precision cooling equipment, mission-critical and data center cooling systems.
- Diagnose mechanical, electrical, refrigeration, airflow, hydronic, and controls-related issues.
- Perform or support compressor replacements, coil replacements, leak detection, refrigerant recovery/charging, pump-downs, and system performance testing.
- Support PMs and repairs in server rooms, data centers, hyperscale environments, and other mission-critical spaces where uptime and reliability are essential.
- Read and interpret blueprints, wiring diagrams, schematics, equipment manuals, and BAS trend data.
- Coordinate with service managers, dispatch, customers, controls technicians, and project teams as needed.
- Document work performed, findings, recommendations, parts used, and follow-up needs accurately.
- Follow all safety procedures, customer site requirements, lockout/tagout, PPE, and refrigerant handling standards.
- Mentor or support lower-level technicians when needed.
- 5+ years of HVAC field experience, with strong commercial service background.
- EPA 608 certification required.
- Valid driver's license with acceptable driving record.
- Strong independent troubleshooting ability across commercial HVAC systems.
- Experience servicing commercial equipment such as RTUs, AHUs, VAVs, boilers, pumps, chilled water systems, and cooling towers.
- Ability to work independently in a field-based service environment.
- Strong understanding of refrigeration, electrical, airflow, hydronic, and mechanical system fundamentals.
- Ability to communicate professionally with customers, service leadership, and internal teams.
Preferred Qualifications:
- Experience with mission-critical or data center HVAC systems.
- Experience with CRAC units, Liebert, APC, server room cooling, or precision cooling equipment.
- Experience supporting hyperscale facilities or high-uptime environments.
- Chiller, boiler, BAS / controls, or central plant experience.
- Experience with Siemens, Johnson Controls, Trane, Metasys, Honeywell, or similar BAS platforms.
- Journeyman, Master HVAC, stationary engineer, or related trade license.
- Experience mentoring junior technicians.
- OSHA 10 / OSHA 30 or related safety training.
