Job Summary

We are seeking an experienced Commercial Loan Underwriter for a direct hire opportunity in Aliso Viejo, CA. This role is ideal for a seasoned private lending, bridge lending, hard money, or commercial mortgage professional who can independently underwrite, process, and close larger, more complex real estate secured transactions.

The Commercial Loan Underwriter will own each transaction from accepted request through funding, working with sophisticated borrowers, complex ownership structures, and high-value California real estate collateral. This is a high-impact role for someone who brings disciplined credit judgment, urgency, accuracy, and the confidence to make sound lending recommendations while protecting investor capital.

This opportunity offers a fast-paced, professional lending environment with strong leadership, collaborative teamwork, and visibility across origination, underwriting, closing, broker relationships, and investor expectations. The right candidate will have room to contribute at a senior level, mentor others, improve processes, and play a meaningful role in the continued growth of a high-performing private lending platform.

Key Responsibilities
  • Underwrite and evaluate commercial, bridge, private money, and business-purpose real estate loans, including borrower strength, guarantor analysis, liquidity, collateral, LTV/LTC, repayment ability, and exit strategy.
  • Manage transactions from accepted commitment through closing, including borrower interviews, file launch, appraisals, title, escrow, insurance, legal review, closing conditions, and funding readiness.
  • Prepare clear credit analyses and recommend approval, revision, or decline based on disciplined risk assessment and sound lending judgment.
  • Review appraisals, preliminary title reports, entity documents, loan documents, insurance, liens, exceptions, and closing requirements to identify and resolve issues before funding.
  • Lead pipeline communication with concise daily updates, CRM documentation, broker follow-up, and proactive relationship management.
  • Support compliance by confirming business-purpose loan classification and escalating credit, collateral, title, or regulatory concerns promptly.
Compensation and Benefits
  • Compensation: $110,000 to $140,000 per year.
