Trillium Construction is seeking an experienced Project Manager / Estimator with a strong background in Big Box retail construction to oversee projects from preconstruction through closeout for our client in Alpharetta, GA.
This individual will be responsible for estimating and managing their own projects, ensuring accurate budgets, competitive subcontractor pricing, and successful project execution while maintaining quality, schedule, and profitability. This is a direct-hire opportunity and the annual salary is $150k+/year!
Key Responsibilities Preconstruction & Estimating- Prepare complete project estimates and budgets from plans and specifications.
- Solicit, review, and level subcontractor and supplier bids.
- Develop project proposals, scopes of work, and pricing.
- Identify value engineering opportunities to maximize project value.
- Update estimates and pricing throughout the project lifecycle as changes occur.
- Manage projects from award through final completion.
- Develop and maintain project schedules and budgets.
- Coordinate subcontractors, suppliers, and field personnel.
- Issue and manage subcontracts, purchase orders, RFIs, submittals, and change orders.
- Track project costs and provide ongoing cost forecasts.
- Ensure projects are completed safely, on time, within budget, and to client expectations.
- Maintain strong communication with owners, architects, subcontractors, and internal teams.
- 5+ years of Project Management experience in Big Box retail construction.
- Proven estimating experience with the ability to price and manage your own projects.
- Experience obtaining and evaluating subcontractor bids.
- Strong understanding of commercial construction methods, scheduling, and cost control.
- Ability to manage multiple projects simultaneously in a fast-paced environment.
- Proficiency with Microsoft Office and construction management/estimating software (Procore, Bluebeam, Plan Swift, or similar preferred).
- Ground-up and tenant improvement retail construction.
- National retail rollout or multi-site renovation projects.
- Experience working with large retail clients and fast-track schedules.
- Strong leadership and organizational skills.
- Excellent negotiation and communication abilities.
- Detail‑oriented with exceptional problem‑solving skills.
- Self‑motivated professional capable of taking ownership of projects from beginning to completion.
