Director of Land Development - Residential Homebuilding

I'm currently partnered with a leading residential home builder that is searching for a strong Director of Land Development to join their team. This is a high-impact leadership role where you'll oversee the entire land development process - from raw land to construction-ready lots.

This role is perfect for someone who thrives on taking projects from vision to reality and enjoys the balance of strategic planning, financial management, and boots-on-the-ground execution.

What You'll Be Doing

• Lead all land development activities including due diligence, entitlements, permitting, zoning, and construction oversight.
• Develop and manage budgets, schedules, and financial forecasts to keep projects on track.
• Negotiate contracts and agreements with municipalities, landowners, and utility providers.
• Manage relationships with engineers, consultants, contractors, and city officials.
• Deliver lots on time, on budget, and to the highest quality standards.
• Mentor and lead a team while reporting directly to senior leadership.

What We're Looking For

• Bachelor's degree in Civil Engineering, Construction Management, Business, or related field.
• 8+ years of progressive experience in land development, preferably residential.
• Strong skills in financial analysis, negotiations, and project leadership.
• A proven track record of bringing projects from raw land to finished communities.
• Excellent communication and relationship-building skills.
