Role Description

Alpine Management is seeking an experienced Senior Residential Property Manager to oversee a 300‑unit residential community located in Northern Utah County. This is a full‑time, onsite leadership role for a property management professional who is confident in taking responsibility for day‑to‑day operations, leading a property‑level team, and maintaining high standards without requiring constant oversight.

The ideal candidate will have strong residential or multifamily property management experience and be comfortable managing all major aspects of a large residential community. This person will serve as the primary onsite leader for the property and will be responsible for resident relations, leasing oversight, maintenance coordination, rent collection, vendor communication, compliance, reporting, and overall property performance.

Key Responsibilities
  • Oversee the day‑to‑day operations of a 300‑unit residential community.
  • Serve as the primary onsite manager and point of contact for residents, vendors, ownership representatives, and Alpine leadership.
  • Lead property‑level operations with a high degree of independence, professionalism, and accountability.
  • Manage resident communication, concerns, notices, lease questions, and service‑related issues in a timely and professional manner.
  • Oversee leasing activity, including marketing support, unit showings, application processing, move‑ins, move‑outs, lease execution, and renewals.
  • Monitor rent collections, follow up on delinquencies, and work with residents to maintain consistent income collection in accordance with lease terms and company policy.
  • Coordinate maintenance requests, vendor scheduling, property repairs, and ongoing service needs.
  • Conduct regular property inspections to ensure the community is clean, safe, well‑maintained, and operating in accordance with company standards.
  • Support budgeting, expense control, invoice review, and property‑level financial performance.
  • Prepare accurate reports for ownership and internal leadership, including updates related to occupancy, collections, maintenance, leasing, and property needs.
  • Assist with resident retention efforts and maintain a professional, service‑oriented community environment.
  • Ensure compliance with lease agreements, Fair Housing requirements, company policies, and applicable local, state, and federal regulations.
  • Work closely with leasing, maintenance, accounting, and leadership teams to ensure smooth operations and strong communication.
  • Identify opportunities to improve property performance, resident satisfaction, operational efficiency, and long‑term asset value.
Qualifications
  • Prior experience in residential or multifamily property management is strongly preferred.
  • Experience managing a larger residential community, apartment complex, or multifamily property is highly preferred.
  • Strong communication and customer service skills with the ability to work professionally with residents, owners, vendors, and internal team members.
