Maintenance Technician (Full-Time) – Ames, IA

Job Type: Full‑time
Location:
Quarters Ames – resort‑style housing community consisting of 195 units and 518 beds, specifically built and designed with Iowa State University students in mind.
Schedule:
Monday – Friday 8:30 am – 5:00 pm. Nights or weekends may be required from time to time depending on business needs.
Compensation: $16.00 – $18.50 /hr plus bonus potential. Final offer based on education, skills, experience, and location.

- Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization.
- Review, assign and follow‑up on open work orders to ensure the work order is completed and accepted within company guidelines.
- Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
- Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service.
- Respond to after‑hour emergency issues.
- Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner.
- Assist with organizing and maintaining inventory of company vehicles, machinery, and tools.
- Assist with annual unit turnover and help execute move‑in/move‑out procedures.
- One or more years of experience in building maintenance – student housing experience is a plus.
- Experience with HVAC and appliance repair.
- A valid driver’s license is required.
- Working knowledge of pool service and maintenance is required. Open to becoming a Certified Pool Operator.
- Demonstrate a high level of integrity and professionalism.
- Possess strong administrative, organization and communication skills.
- Self‑motivated and excels at working in a team environment.
- Ability to lift up to 50 lbs.
- Ability to stand and bend for up to 8 hours (with breaks) in hot, cold, and wet environments.
- Ability to work independently.
- Experience with Entrata software is preferred.
- Ability to fulfill rotating on‑call duties as needed.
