Project Manager
The Project Manager is responsible for leading the successful planning, execution, and delivery of DSA-regulated K-12, higher education, and public works construction projects from preconstruction through closeout. This role oversees project budgets, schedules, subcontractor coordination, procurement, contract administration, and client communication while ensuring projects are completed safely, on schedule, and within budget.
The ideal candidate has extensive experience managing school construction projects and is well-versed in DSA requirements, public works processes, occupied campus construction, and the coordination required to successfully deliver education facilities.
Key Responsibilities- Manage DSA-regulated construction projects from preconstruction through final closeout.
- Develop and maintain project schedules, budgets, forecasts, and cost controls.
- Lead subcontractor procurement, contract negotiations, and buyout activities.
- Manage project documentation including RFIs, submittals, change orders, meeting minutes, and closeout packages.
- Partner with Superintendents to ensure field operations remain on schedule and aligned with project goals.
- Monitor project financial performance, including budgeting, forecasting, billing, and job costing.
- Coordinate with school districts, architects, consultants, inspectors, and DSA representatives throughout the project lifecycle.
- Review construction documents to identify constructability issues, scope gaps, and opportunities for value engineering.
- Ensure compliance with DSA requirements, project specifications, building codes, and public works regulations.
- Support procurement planning and coordinate long-lead materials to maintain project schedules.
- Lead owner meetings and maintain consistent communication with all project stakeholders.
- Manage punch list completion, project turnover, and warranty closeout activities.
- Foster strong relationships with clients, school district representatives, architects, consultants, and subcontractors.
- 5–10+ years of experience as a Project Manager with a general contractor.
- Strong experience managing DSA-regulated K-12 or higher education construction projects required.
- Experience with ground-up construction, campus modernizations, additions, renovations, and occupied campus projects.
- Strong understanding of DSA processes, documentation, inspections, and project closeout requirements.
- Experience managing public works projects and working with public agencies.
- Proven ability to manage projects from preconstruction through final completion.
- Strong understanding of budgeting, scheduling, contract administration, procurement, and project financial management.
- Ability to read and interpret architectural, structural, civil, and MEP construction documents.
- Excellent leadership, communication, organizational, and problem-solving skills.
- Ability to successfully manage multiple projects and competing priorities.
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
- Experience managing projects ranging from $10M to $100M+.
- Experience with community colleges, higher education, civic buildings, or other public sector facilities.
- Familiarity with prevailing wage requirements, public bidding procedures, and public contracting regulations.
- Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, and Microsoft Office.
- Experience with negotiated, lease-leaseback, CM-at-Risk, or design-build project delivery methods.
- Experienced Project Manager with a strong background in DSA and education construction.
- Skilled at balancing project budgets, schedules, quality, and client expectations throughout all phases of construction.
- Strong communicator who builds lasting relationships with school districts, architects, consultants, inspectors, and subcontractors.
- Organized and proactive leader who thrives in fast-paced public sector construction environments.
- Team-oriented professional committed to delivering high-quality educational facilities safely, efficiently, and on schedule.
