Job Title

Senior Director, Construction

Pay Details

The annual base salary range for this position in California is $200,000 to $300,000 per year. Pay is determined by factors such as geographic location, experience, education, and market conditions.

Responsibilities
  • Manage and assist in the overall portfolio of new construction projects within the OCVIBE entertainment district.
  • Collaborate with Design, Asset Management, Programming, Operations, and Development during design and pre‑construction phases to provide constructability input.
  • Implement site quality control, ensuring adherence to plans and specifications to deliver projects effectively.
  • Negotiate with construction contractors, ensuring bid documents are complete and contracts cover the full scope.
  • Assist in developing project budgets and preparing budget reports.
  • Control and report on construction project finances.
  • Formulate and recommend budgetary and operational objectives for design and development teams and monitor results.
  • Report to the Executive Team on activities, results, and developments impacting corporate objectives.
  • Coordinate with Development for approval of architectural and engineering construction drawings regarding budget, schedule, and constructability.
  • Oversee work of General Contractors, sub‑contractors, consultants, and vendors to ensure contract conformance.
  • Enforce contractor and subcontractor compliance with building and safety codes.
  • Ensure procurement of materials, supplies, and equipment meets project needs.
  • Work with contractors to schedule timely purchase of all long‑lead items.
  • Track hard and soft cost expenditures against budgets and contracts, ensuring tasks are completed within budget and schedule.
  • Review and evaluate change orders and claims.
  • Provide leadership, direction, and advice to ensure efficient delivery of services and project completion.
Qualifications
  • 10+ years of experience in real estate development or construction managing a complex portfolio of commercial, office, retail, residential, or mixed‑use projects.
  • A degree in Architecture, Engineering, or Construction Management (preferred).
  • Successful track record collaborating with design teams, project management, and property operations/leasing.
  • Thorough knowledge of base building systems and demonstrated ability in project controls, construction documentation, and sequencing.
  • Working knowledge of construction costs, alternate materials/methods, value‑engineering techniques, building/occupancy laws, and lease requirements.
  • Strong listening, negotiation, problem‑solving, and leadership skills.
  • Strong technical and management background with organizational and time‑management abilities.
  • Excellent communication skills and proficiency with Microsoft Office and project management tools.
  • Good negotiating and customer‑service skills, and discretion in handling confidential information.
  • Ability to procure and engage construction and consulting services, manage multiple projects simultaneously, and maintain professionalism under deadlines.
  • Education:

    Bachelor’s Degree.
