Facilities, Asset & Project Manager

Protect the performance and long-term value of a hospitality company's physical assets while delivering disciplined capital projects. This role provides company wide leadership over physical assets, building systems, preventive maintenance programs, and capital projects supporting restaurants, lodging operations, employee housing, production, warehousing, and related facilities across the state. The ideal candidate is a practical, solutions-oriented leader who understands both strategic planning and hands-on execution — with sound judgment, strong vendor and contractor management, excellent communication, and the ability to balance preventive maintenance, emergency response, capital planning, asset lifecycle strategy, and project delivery in a fast-moving hospitality environment.

The Mandate:

Build the systems, standards, data, vendor accountability, and capital discipline required to improve asset reliability, reduce avoidable disruption, control lifecycle cost, and protect the long-term value of company properties.

Role Scope & Leadership Expectations
  • Lead company wide preventive maintenance and work-order systems across restaurants, lodging, employee housing, production, warehouse, and support facilities
  • Maintain a complete asset registry covering building systems, kitchen and production equipment, furniture, fixtures, vehicles, and operating equipment
  • Develop annual capital plans and a rolling five-year repair, replacement, and improvement roadmap
  • Manage renovations, remodels, equipment installations, housing improvements, and new construction from scope through closeout
  • Lead vendor, contractor, architect, engineer, landlord, and agency relationships, including bidding, negotiation, scheduling, quality, and documentation
  • Report clearly to executive leadership on risk, priorities, project status, asset condition, budget, and required investment
  • Essential Duties
Facilities & Maintenance Operations
  • Create and maintain preventive maintenance standards for HVAC, refrigeration, plumbing, electrical, roofing, life-safety systems, generators, commercial kitchens, production equipment, and guest-facing assets
  • Manage work-order intake, triage, prioritization, assignment, documentation, escalation, and completion standards
  • Conduct recurring property inspections and maintain property-condition scorecards
  • Establish after-hours escalation, emergency response, shutdown, and business-continuity procedures
  • Identify root causes of repeat failures and implement permanent corrective solutions
  • Define service-level expectations based on life safety, business continuity, guest or resident impact, asset exposure, and urgency
Asset Lifecycle & Portfolio Stewardship
  • Maintain records for asset age, location, condition, warranty, maintenance history, expected useful life, replacement cost, criticality, and downtime exposure
  • Recommend repair, rebuild, replacement, or retirement decisions using lifecycle cost, operating risk, reliability, and ROI analysis
  • Protect warranties and pursue insurance recoveries, rebates, credits, and vendor remedies
  • Support property acquisition, lease, disposition, and investment decisions through inspections, due diligence, and condition assessments
  • Establish minimum condition, safety, documentation, and brand standards for company properties
  • Develop strategies to reduce deferred maintenance and stabilize critical systems
Project & Capital Management
  • Define project purpose, scope, requirements, budget, schedule, procurement strategy, phasing, and operating constraints
  • Solicit and evaluate bids, negotiate pricing and terms, manage change orders, and validate contractor invoices
  • Serve as owner representative with contractors, architects, engineers, landlords, utilities, and regulatory agencies
  • Coordinate construction and installation to limit closures, lost revenue, safety exposure, and guest or resident disruption
