Join a growing team of Facilities Management Professionals to support the 24/7/365 operations of an industry-leading Life Sciences Organization’s beautiful Andover, MA campus. You'll take ownership of operational maintenance for the site’s HVAC systems, ensuring safe, efficient, and cost‑effective support of all mechanical systems. Your primary focus will be protecting and enhancing client assets while maintaining 100% uptime through reliability‑based maintenance strategies.
This role implements maintenance best practices, manages equipment inspection programs, and continually evaluates methods to maximize performance and value for our client through transparent partnership and communications.
A very high percentage of “wrench time” is expected and candidates must demonstrate technical expertise in HVAC maintenance and troubleshooting, while being able to work cohesively with members of large and sophisticated trades and engineering teams to complete daily work assignments safely, efficiently, and on time. - Maintain continuous operation of all HVAC‑related building systems, including mechanical controls, building automation systems (BAS), electrical components, and temperature control systems
- Execute preventive, corrective, and reliability maintenance procedures with teammates and vendor partners
- Conduct building rounds, maintain detailed logs and data sheets, ensuring all regulatory compliance and safety requirements are met
- Enter detailed and explanatory comments into the work order database so actions can be documented and referenced
- Provide customer interface and support, assisting with planning and scheduling optimization, and ensuring high‑quality document management
- Identify hazards, implement remediation measures, and complete comprehensive safety training programs
- Collaborate with vendor partners to ensure proper work authorization procedures are followed and maintain incident contact response protocols
- Accept and log all complaints, status, and follow‑up calls in the CMMS database
- Take immediate action on all alarms to repair or correct
- Monitor and analyze operations, record readings and troubleshoot to adjust refrigeration equipment, heat pumps/exchangers, HVAC units, centrifugal chillers, cooling towers, boilers, VAV systems, valves, piping, filters, emergency backup systems, hot water systems and other mechanical and low‑voltage electrical equipment
- Check the CMMS system for new trouble calls and work assignments
- Perform preventive maintenance on all base building and critical system equipment, including assembling tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption and supervision, conducting immediate clean‑up of the work area, completing work order task sheets, returning tools to the workshop, maintaining supplies inventory, and reporting any equipment problems or impending shortages to the supervisor
- Install, repair, replace or rebuild HVAC units such as package units, mini‑splits, actuators, VAVs, water heaters, motors, heating units, pumps, seals, air compressors, heat exchangers, bearings, and components in all types of motors, piping, valves, filters, hot water systems and associated controls
- Assist other technicians and operators with building and equipment major repairs and maintenance; inspect, repair, and maintain electrical controls, switches and motor controls
- Comply with departmental policy for safe handling of hazardous materials
- Ensure that all appropriate R&M data (i.e., material costs, contract labor costs, etc.) is captured on a work order
- 3+ years of facility‑related HVAC and refrigeration work experience
- High school diploma or state equivalent required
- Active Massachusetts HVAC technician license
- Active Massachusetts driver’s license
- Demonstrated technical expertise in facility‑related systems
- Proficiency with computer applications including Microsoft Office, Outlook and CMMS systems
