Summary

This position focuses on maintaining, troubleshooting, and repairing HVAC and Refrigeration equipment across multiple buildings in a campus setting. You will spend a significant portion of your time performing hands‑on technical work that requires expertise in HVAC‑R systems maintenance in a life‑sciences environment. Site‑specific training will be provided, but you must be familiar with Building Automation Systems (BAS), Computerized Maintenance Management Systems (CMMS), and blueprint reading to complete assigned tasks effectively.

As part of a shift rotation, you will participate in on‑call coverage and respond to emergency situations as needed.

Responsibilities

Monitor operation of refrigeration, HVAC, centrifugal chillers, cooling towers, VAV systems, and related equipment.
Respond immediately to system alarms, troubleshoot issues, and take appropriate corrective action.
Log complaints, status updates, and follow‑up actions in the CMMS database.
Analyze system operations to determine causes of problems, make adjustments to mechanical systems, and implement solutions to ensure optimal operation.
Perform preventive maintenance on building and critical system equipment.
Install and repair piping, valves, filters, hot water systems, and HVAC units including package units, mini‑splits, actuators, and VAVs.
Service water heaters, motors, heating units, pumps, and air compressors.
Rebuild heat exchangers and replace bearings and seals in equipment.
Check CMMS for new service requests and respond promptly.
Record system readings and document all maintenance activities in the CMMS database.
Report equipment conditions to management.
Assist other technicians with major repairs and maintenance tasks.
Ensure safe handling of refrigeration and other compressed gases.
Maintain accurate records of materials, labor, and costs in the work order system.
Keep work areas clean and return tools to proper storage locations.
Repair or correct alarm conditions; if not possible, initiate a follow‑up trail for each alarm. You are responsible for all alarms that occur during your shift when on the On‑Call schedule.
Comply with departmental policy for the safe handling of hazardous materials.
Ensure that all appropriate R&M data (e.g., material costs, contract labor costs, Jones Lang LaSalle effort) is captured on a work order.
Maintain compliance with the JLL ESCP audit requirements.

Required Qualifications

Massachusetts Refrigeration Technician License (active)
High school diploma or state equivalent
2 years of related trade schooling or equivalent
Minimum 3 years of experience working with HVAC/mechanical systems
Strong troubleshooting skills for HVAC and refrigeration equipment
Ability to communicate effectively in oral and written formats
Knowledge of OSHA standards and local building codes
Proficiency with computer‑based systems including Microsoft Office and Outlook
Good understanding of refrigeration system functions and operations, including walk‑in coolers, environmental chambers, ice machines, etc.
Skill in operating electric hand tools and required technical equipment
Valid driver’s license
Physical ability to work in confined spaces (closets, crawl spaces, attics, vaults)
Capability to work on building roofs
Ability to bend frequently, twist, reach, and lift to 50 lbs
Willingness to participate in on‑call rotation

Preferred Qualifications

Massachusetts Refrigeration Contractor License
EPA certification for handling refrigerants
Experience with centrifugal chillers and cooling tower systems
Knowledge of Building Automation Systems (BAS)
Experience with Variable Air Volume (VAV) systems
Familiarity with Computerized Maintenance Management Systems (CMMS)
Ability to read and interpret mechanical blueprints and schematics
Experience with commercial boiler systems
Background in commercial or industrial building maintenance
Knowledge of energy conservation practices for HVAC systems
Experience with emergency power and backup systems
