Position SummaryThe Leasing Associate position is responsible for leasing, marketing, and maintaining positive resident relations. Leasing Associates handle the signing of leases, act as a landlord for property owners, and perform clerical work involving initial housing applications, rent collection, occupancy maintenance for public housing developments, and recertification of assisted housing tenants.
Responsibilities- Ensure model apartments and target apartments are ready for show and maintain work areas, common areas, and office in a clean and orderly manner.
- Complete lease forms or agreements and collect rental deposits.
- Market the property effectively by answering questions, conducting tours, and promoting community amenities.
- Have a thorough knowledge of lease terms, specifications, and all community policies.
- Complete move‑outs of residents per the Admissions and Continued Occupancy Policy (ACOP) and SOPs, maintaining a working knowledge of Housing Authority policy to assure residents understand changes affecting their residency.
- Regularly review competitive properties and remain knowledgeable of market conditions.
- Develop and maintain an ongoing resident retention program under the direction of the Property Manager.
- Maintain all resident and property files.
- Handle resident requests and complaints courteously and efficiently.
- Maintain a professional appearance and attitude at all times.
- 1+ years of tax credit experience.
- Experience in property leasing, sales, and/or customer service.
- Knowledge of HUD rules and regulations and policies for low‑income housing programs.
- Excellent follow‑up skills via email and phone.
- Onesite experience a plus.
- Proficiency with Microsoft Office Suite, including Word and Excel.
- May be required to sit for extended periods while working at a desk.
- May be required to climb stairs.
- Must be able to read documents, computer screens, and data.
- Must be able to hear and understand verbal communications in person and over the phone or computer.
- May occasionally be required to lift or carry items such as files or office supplies weighing up to 20 pounds.
- Must be able to use mobile devices and applications for work‑related tasks.
- This role is site‑based, primarily in an office setting but may require occasional time outside with exposure to the elements.
- The office is an open setting that may include bright lights, constant noises, and distractions.
- A flexible schedule is required; hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed.
- Weekly pay for all associates working onsite at an apartment community.
