Residential Apartment Maintenance Technician – Plumber
The ideal candidate has at least two years of basic knowledge and experience in residential property management maintenance and repair, plumbing, electrical, appliance, carpentry, and painting gained through formal education and/on‑the‑job training. The technician will perform regular maintenance on plumbing systems, including inspecting pipes, replacing worn parts, and ensuring compliance with regulations. The Maintenance Technician reports to the Maintenance Supervisor.
Essential Duties and Responsibilities- Must be a master plumber.
- Have working knowledge of installing plumbing systems, fixtures (including sinks, toilets, bathtubs), and appliances that use water or gas (dishwashers, water heaters).
- Diagnose and fix leaks, clogs, and other plumbing issues to ensure systems function properly.
- Complete service requests in a timely manner.
- Complete make‑ready work.
- Adhere to local plumbing codes and regulations when performing any work.
- Basic experience in general repair, maintenance, plumbing, electrical, drywall, appliance, carpentry, HVAC, and painting for residential property management.
- Maintain grounds and pools.
- Be deadline‑oriented and detail‑focused.
- Handle physical workload.
- Troubleshoot service requests.
- Understand basic maintenance and repair tools.
- Be on‑call periodically.
- Maintain equipment.
- Reliable transportation (required).
- Walk the property frequently and report liability problems immediately.
- Have two or more years of residential property management maintenance and repair experience.
- Communicate effectively in person and in writing.
- Be able to multitask.
High‑school diploma or equivalent. Two years of experience as a residential property management maintenance technician and at least eighteen months of education, on‑the‑job training, or formal training beyond high school in general apartment maintenance and repair, HVAC maintenance and repair experience, or closely related experience that allows recognition of electrical, plumbing, and mechanical malfunctions.
Workplace RequirementsMonday through Friday is the primary work schedule. Evenings and/or weekends may be required on a regular basis and may not be fully known in advance.
Attendance/Travel RequirementsForty hours a week; no travel required.
Computer SkillsIntermediate computer and Microsoft Suite knowledge; experience with Outlook, One Site, and Yardi.
Physical DemandsMust be capable of accessing all exterior and interior parts of the property and amenities, push, pull, lift, carry, or maneuver weights up to 50 lbs. independently and up to 100 lbs. with assistance.

Compensation and BenefitsHourly pay rate of $22 per hour for a new employee, depending on experience, qualifications, and company budgetary considerations. This full‑time, non‑exempt position is eligible for overtime for hours in excess of 40 per week and may be eligible for discretionary or performance‑based bonuses.
