SUMMARY
Directs, coordinates, and directly supervises on-site activities and personnel pertaining to the successful, on-time, on-budget construction, and renovation of assigned property in accordance with contract plans and documents, company policies and local, state, and federal government regulations.
JOB DUTIES AND RESPONSIBILITIES
- Assists Project Manager with conducting initial property inspections and developing project schedules.
- Coordinates and acts as a liaison with owner’s rep, architect, design team, property management and maintenance staff from project initiation to project completion.
- Coordinates and cooperates with the Project Manager regarding schedule, subcontractor performance and associated issues.
- As directed, orders, and receives project materials, maintains inventory control of materials, oversees distribution of materials to sub-contractors.
- Coordinates with subcontractors and staff in planning and executing project work successfully on schedule and on budget.
- Enforces safety regulations and company policies to subordinates and sub-contractors.
- Ensures weekly Safety Meetings are conducted and documented in accordance with CCI directives and policies.
- Inspects spaces and areas under construction/renovation daily to ensure work accomplished conforms to project specifications and schedule. Directs initiation of measures to correct deficiencies and/or adjustment of work procedures as required. Communicates daily with the Project Manager regarding work status and outstanding issues.
- On a real-time basis, documents, and coordinates with the Project Manager all Change Orders.
- Oversees and coordinates with sub-contractors for required inspections, with subsequent verification, as necessary throughout the project.
- Works diligently with owner’s representative and hotel staff to "punch", to the highest quality standards, rooms, and public spaces for turn-over to hotel.
- Documents any/all punch related issues and works to correct these issues accordingly as the project progresses---to ensure mistakes are not repeated.
- Performs other related duties and assignments as required.
QUALIFICATIONS AND SKILLS
- Extensive knowledge of established construction practices, procedures, and techniques as well as local, state, and federal building codes.
- Familiarity with a wide variety of construction equipment and tools plus proficiency in construction, renovation, maintenance, and repair tasks.
- Managerial experience.
- Strong communication skills; thorough and attentive to details; able to produce and multitask; proactive and deadline orientated.
- Ability to read and understand construction plans, blueprints, work orders, safety rules, operating and maintenance instructions and procedure manuals.
- Ability to interact effectively with seniors, peers, subordinates, customers, sub-contractors, vendors, and employees at all levels of the organization.
- Ability to read and comprehend complex instructions, correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the company.
- Proficient in using the internet to research information as well as MS Outlook, MS Excel, and MS Word.
- Ability to solve practical problems and deal with concrete and abstract variables in situations where only limited standardization exists.
