Essential Roles You Will Play:
- Employee champion. Manages the maintenance team and assists in employee evaluations.
- Interview, hire, orient, and train new hires. Oversees all aspects of the “Make Ready” process from beginning to end in accordance with the company policies and procedures.
- Assist with and complete work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Periodically inspect work performed by other service team members and contractors to assess effectiveness, verify quality standards, and maintain adequate inventory of spare parts and maintenance materials.
- Assist Community Manager in developing the budget for maintenance and capital expenses.
- Keep informed of changes in technology and industry standards.
- Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrate customer service skills in all interactions with Employees, Residents, Clients, and Vendors.
- Ensure safety, cleanliness, and general appearance of the property and report any mechanical and electrical equipment malfunctions, as well as injuries or accidents.
- Resolve customer complaints and issues.
- Other duties as assigned.
Schedule:
40 hours in a regular work week.
Typical Site Hours of Operation (may vary by site):
- Monday – Friday: 9 am – 6 pm
- Saturday: 10 am – 5 pm
- Sunday: 1 pm – 5 pm
- Must be available to work on weekends when scheduled.
- Must be able to work a flexible work schedule, including evenings, weekends, and holidays.
- Works in frequent exposure to outside elements where temperatures, weather, odors, or landscape may be unpleasant and/or hazardous.
Education:
High School Diploma or GED Equivalent. Working knowledge of OSHA standards and MSDS regulations. Technical degree is preferred.
Supervisor
Experience:
1‑3 years proven skills to hire, lead, direct, evaluate, and manage subordinates.
Management: 1‑3 years.
Experience Preferred: 2‑3 years of apartment maintenance experience or equivalent.
Advanced
Skills:
Communication and delivery skills with ability to connect to people at all levels.
Computer
Skills:
Proficiency in internet, word processing, spreadsheet, and database management programs. Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
Licenses & Certificates:
Current valid driver’s license. EPA certifications Type I and II or Universal for refrigerant recycling, valid Certified Pool Operator or Certified Spa and Pool Operator certificate, plus all certifications required by state and local jurisdictions.
- Weight:
Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. - Mobility:
Frequently required to stand, walk, reach, climb, stoop, and squat; intermittently sit and perform keyboard work. - Travel:
Routine local travel may be required. Non‑local travel may also be required.
