The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance‑related tasks.
- Manage the maintenance team, assist in employee evaluations, interview, hire, orient, and train new hires.
- Oversee all aspects of the “Make Ready” process from beginning to end in accordance with company policies and procedures.
- Complete work orders generated from resident requests and routine upkeep by diagnosing the source or cause of the defect or problem and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Periodically inspect work performed by other service team members and contractors to verify quality, develop corrective action plans as needed, and maintain adequate inventory of spare parts and maintenance materials.
- Keep informed of changes in technology and industry standards; complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrate customer service skills by all interactions with Employees, Residents, Clients, and Vendors.
- Maintain safety, cleanliness, and general appearance of the property, report mechanical and electrical equipment malfunctions and employee/visitor/resident injuries or accidents, and conduct regular safety meetings and inspections as required by law.
- Resolve customer complaints and issues and perform any other duties as assigned.
Schedule:
40 hours per week. Typical site hours vary by site:
Monday – Friday: 9am – 6pm;
Saturday: 10am – 5pm;
Sunday: 1pm – 5pm.
- Must be available to work weekends when scheduled and perform essential functions unaccompanied.
- Must be able to work a flexible schedule, including evenings, weekends, and holidays.
- Works frequently in exposure to outside elements, temperatures, weather, odors, and/or landscape that may be unpleasant or hazardous.
Education and Experience
High School Diploma or GED Equivalent. Working knowledge of OSHA standards and MSDS regulations. Technical degree preferred.
Supervisor Experience
1–3 years of proven skills to hire, lead, direct, evaluate, and manage subordinates.
Management Experience
1–3 years.
Preferred Experience
2–3 years of apartment maintenance experience or equivalent.
Advanced Skills
Communication and delivery skills to connect with people at all levels.
Computer Skills
Proficiency in internet, word processing, spreadsheet, and database management programs; strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
Valid driver’s license; EPA Type I & II or universal refrigerant certifications;
Certified Pool Operator or Certified Spa and Pool Operator; plus all state and local certifications required.
Must push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. Frequently stand, walk, reach, climb, stoop, and squat; intermittently sit and perform keyboard work.
Travel RequirementsRoutine local travel may be required for business errands; non‑local travel may be required for business responsibilities.
